 HIGHLANDS COUNTY LAND DEVELOPMENT
 REGULATIONS.
 DEAR MR. ROGERS,
 YOUR APPLICATION FOR A FINAL DEVELOPMENT ORDER FOR THE
 SUBJECT COMMERCIAL DEVELOPMENT HAS BEEN
 CONDITIONALLY APPROVED. ONE COPY OF THE CONDITIONALLY
 APPROVED FINAL SITE PLAN IS ENCLOSED.
 THE PROJECT IS APPROVED TO MAKE AN APPLICATION FOR A
 BUILDING PERMIT; PROVIDED THAT PRIOR TO
 CERTIFICATE OF OCCUPANCY THE APPLICANT ENTERS AN
 AGREEMENT WITH THE COUNTY REGARDING THE
 CONSTRUCTION, MAINTENANCE, DEDICATION BY THE APPLICANT
 AND ACCEPTANCE MAINTENANCE BY THE COUNTY OF
 NEW ST. JOHNS ROAD AND THE ASSOCIATED TRAFFIC LIGHT ON
 US 27 (IF ONE IS INSTALLED). FURTHERMORE,
 PLEASE REVIEW FLORIDA STATUTE 125.022 AND BE ADVISED
 THAT ALL OTHER APPLICABLE STATE AND FEDERAL
 PERMITS SHALL BE OBTAINED BEFORE THE COMMENCEMENT OF
 DEVELOPMENT.
 FINAL DEVELOPMENT ORDERS FOR FINAL SITE PLANS SHALL
 REMAIN IN FORCE FOR 2 YEARS. IF NO DEVELOPMENT
 (ACTUAL CONSTRUCTION) HAS COMMENCED WITHIN 2 YEARS, THE
 FINAL DEVELOPMENT ORDER SHALL EXPIRE. A
 ONE-YEAR EXTENSION MAY BE GRANTED FOR GOOD CAUSE SHOWN
 UPON WRITTEN APPLICATION SUBMITTED TO THE
 TOWN ENGINEER PRIOR TO THE EXPIRATION DATE OF THE FINAL
 DEVELOPMENT ORDER. WHEN EXTENDING, THE
 FINAL DEVELOPMENT ORDER THE TOWN ENGINEER SHALL REQUIRE
 THE FINAL SITE PLAN TO BE MODIFIED TO BRING
 THE PLAN INTO COMPLIANCE WITH ANY NEW PROVISION OF
 THESE REGULATIONS IN EFFECT AT THE TIME OF THE
 EXTENSION REQUEST.
 UPON COMPLETION OF THE PROJECT, THE PROJECT ENGINEER
 SHALL ADVISE THE TOWN ENGINEER IN WRITING AND
 REQUEST AN INSPECTION. THIS REQUEST IS TO BE
 ACCOMPANIED BY ONE HARD COPY AND ONE SET OF

 FROM THE PROJECT ENGINEER AND LANDSCAPE
 ARCHITECT.
 • TEST RESULTS PERFORMED BY A CERTIFIED TESTING
 LABORATORY.
 • SIGNED AND SEALED COPIES OF “AS BUILT” PLANS BY THE
 PROJECT ENGINEER. AS-BUILTS MUST
 INCLUDE:
 O THE EXACT DIMENSIONS, GEOMETRY AND LOCATION OF ALL
 ELEMENTS OF THE WORK COMPLETED UNDER THE
 PERMIT. THIS INCLUDES SETBACKS AND DIMENSIONS OF THE
 BUILDINGS, TRAVEL LANES, SIGNS, PARKING
 SPACES, ETC. FORM 8-I MUST ALSO BE INCLUDED.
 O AS-BUILTS FOR THE LANDSCAPING AND IRRIGATION
 INCLUDING FORM 8.I.2.
 • A FINAL LOCATION SURVEY PREPARED BY A FLORIDA
 PROFESSIONAL SURVEYOR OR MAPPER INDICATING LEGAL
 SETBACKS.
 THE TOWN ENGINEER, UPON VERIFICATION OF SITE COMPLETION
 AND VERIFICATION OF CONCURRENCY, SHALL
 ISSUE A CERTIFICATE OF COMPLIANCE AND SEND A COPY TO
 THE BUILDING DIVISION AND THE DIVISION OF FIRE
 SERVICES SO THAT THEIR FINAL INSPECTIONS MAY BE DONE,
 AND A CERTIFICATE OF OCCUPANCY ISSUED.
