TENANT COMPLAINT-
THERE IS ROOF DAMAGE ALLOWING WATER INTO TO THE
HOME CAUSING MOLD TO GROW. FOUNDATIONAL CRACKS
HAVE BEEN ALLOWING WATER INTO THE BASEMENT WHICH
HAS CAUSED FLOODING. THERE APPEARS TO BE ISSUES
WITH THE SEPTIC SYSTEM AS IT BUBBLES. FORWARDING
COMPLAINT TO THE DEPARTMENT OF HEALTH.

DANIEL AND AUSTIN ALONG WITH HEALTH
DEPARTMENT STAFF. THIS IS A SPLIT LEVEL
SFR IN FAIR CONDITION. STRUCTURALLY
SOUND BUT IN NEED OF REPAIR. THE
FOLLOWING ITEMS WILL NEED TO BE
ADDRESSED AND RE-INSPECTION FOR
COMPLIANCE COMPLETED.
1. THE SEPTIC DRAIN FIELD HAS APPARENTLY
FAILED. TENANT REPORTS TANK BEING PUMPED
ILLEGALLY AND CONTINUOS BACKING UP OF
SANITARY DISCHARGE. HEALTH DEPARTMENT
WILL ADDRESS THIS ISSUE.
2. THE WASHING MACHINE DISCHARGES ONTO
THE GROUND AT THE REAR OF THIS PROPERTY.
HEALTH DEPARTMENT WILL ALSO ADDRESS THIS
ISSUE.
3. THE REAR DECK HAS FAILED AND THE
REMAINING DECK STRUCTURE IS A HAZARD.
THE DECK THAT HAS FALLEN AND BEEN
REMOVED LEAVES A SLIDING GLASS DOOR
EXPOSED WITH NO LANDING AND 6'-7' DROP
TO GRADE. THIS DECK WILL HAVE TO BE
RECONSTRUCTED. THE REMAINING DECK IS IN
IMMENENT DANGER OF COLLAPSE. THIS DECK
WILL HAVE TO BE REMOVED AND REPLACED.
4. THERE ARE SECTIONS OF VINYL SIDING
THAT ARE MISSING. ALL SIDING WILL NEED
TO BE REPLACED AND INTACT.
5. NEARLY ALL OF THE WINDOWS SHOW SIGN
OF WATER INTRUSION. ROTTED SILLS AND
TRIM AND QUESTIONABLE FRAMING ISSUES.
THE MOST SEVERE IS THE BEDROOM WINDOW
THAT WATER INTRUSION HAS LEFT
QUESTIONABLE DAMAGE TO SILL PLATE AS
WALL IS DETACHED FROM FLOOR, EVIDENCED
BY MOVEMENT WHEN PRESSURE APPLIED. ALL
WINDOWS WILL NEED TO BE PROPOERLY SEALED
TO NOT ALLOW WATER INTRUSION.
6. ALONG WITH SEALING OF WINDOWS, ALL
WINDOWS WILL HAVE TO BE MADE OPERABLE
AND FUNCTION AS DESIGNED. REPAIR OR
REPLACEMENT OF WINDOWS NEEDS TO BE DONE.
7. MAINTENANCE OF THE EXTERIOR OF THE
STRUCTURE NEEDS TO BE DONE. THERE IS
EXTENSIVE MILDEW AND MOLD GROWTH ON
EXTERIOR OF THIS STRUCTURE.
8. THE INTERIOR OF THE HOME IS ALSO IN
NEED OF ATTENTION. THE LOWER LEVEL
STORAGE AREA REPORTEDLY HAS WATER
INTRUSION PROBLEM. TENANT SAYS THAT
WATER HAS TO BE PUMPED OUT OF THIS AREA
ALTHOUGH I OBSERVED NO SIGNS OF WATER
STAINING THAT HE DESCRIBED.
9. WINDOW CASING AND TRIM IN THIS LOWER
LEVEL SHOW SIGNS OF TERMITE ACTIVITY.
INVESTIGATION OF STRUCTURAL MEMBERS DO
NOT SHOW SIGN OF DAMAGE BUT THIS NEEDS
TO BE TREATED BEFORE ACTIVITY MOVES TO
STRUCTURAL COMPONENTS.
10. ELECTRICAL CIRCUITS IN THIS LOWER
LEVEL HAVE EXPOSED WIRING THAT NEEDS TO
BE ENCLOSED IN CONDUIT TO PROTECT OR
REMOVED.
11. THERE ARE ABUNDANT ELECTRICAL ISSUES
RANGING FROM MISSING DEVICES AND MISSING
PROTECTIVE PLATES TO REPORTS OF
OVERLOADED CIRCUITS THAT TRIP BREAKERS
WHEN USED. THE ENTIRE ELECTRICAL SYSTEM
WILL NEED TO BE INVESTIGATED AND
CERTIFIED BY A LICENSED ELECTRICAL
CONTRACTOR.
12. THERE IS A STAIN IN THE CEILING OF
THE UPPER BEDROOM. THIS MAY INDICATE A
ROOF PROBLEM OR WATER INTRUSION FROM THE
GABLE VENT OR SOME OTHER INTRUSION AREA.
THIS WILL NEED TO BE INVESTIGATED AND
REPAIRED.
13. THERE IS ALSO WATER INTRUSION IN THE
GROUND LEVEL ROOM WITH FLAT ROOF THAT
REPORTEDLY ALLOWS WATER TO RUN FROM THE
CEILING FAN. THIS WILL NEED TO BE
INVESTIGATED AND REPAIRED.
14. ALL WALLS AND CEILINGS WILL NEED TO
BE FREE OF HOLES AND DAMAGE.
BEFORE NEW TENANTS ARE ALLOWED
CORRECTIONS AND RE-INSPECTION MUST BE
DONE. I WILL POST AS UNINHABITABLE UNTIL
REPAIRS ARE MADE.
