08-17-202305:16 PMINITIAL INSPECTIONMET TENANT ONSITE. THE FOLLOWING ITEMS
ARE STANDARD HOUSING CODE VIOLATIONS AND
WILL NEED TO BE CORRECTED.
1. A/C IS NOT WORKING. TOLD TENANT THAT
A/C IS NOT A REQUIRED ACCESSORY. WITHOUT
CENTRAL A/C ALL WINDOWS MUST HAVE
SCREENS, SCREENS ARE IN PLACE BUT SOME
ARE DAMAGED AND OTHERS HAVE OLD DAMAGED
SCEENING.
2. THERE IS A LEAK AT THE HATER HEATER
VALVE.
3. THE FAUCET IS LEAKING IN THE HALL
BATH TUB/SHOWER UNIT.
4. THE WATER SUPPLY IS FROM A WELL.
THERE ARE STAINS IN EVERY FIXTURE FROM
IRON DEPOSITS IN THE WATER. THE WATER
WILL NEED TO BE TESTED TO ENSURE
POTABILITY.
5. THE SHOWER PAN IN THE MASTER BATH IS
CRACKED. THIS CRACK MUST BE REPAIRED OR
THE PAN REPLACED.
6. THERE ARE ELECTRICAL ISSUES WITH A
BRANCH CIRCUIT TO THE FRONT BEDROOM.
WHEN LIGHT SWITCH IS TURNED ON THE
BREAKER TRIPS INDICATING A SHORT IN THE
WIRING. THIS WILL NEED TO BE
INVESTIGATED AND REPAIRED.
7. PER THE STANDARD HOUSING CODE EVERY
WINDOW MUST BE FUNCTIONAL AND OPERATE AS
DESIGNED. SOME OF THE AWNING WINDOWS DO
NOT FUNCTION PROPERLY OR WILL NOT OPEN.
8. THE FRONT ENTRY DOOR HAS A LARGE GAP
AT THE BOTTOM OF THE DOOR. DOORS MUST BE
WEATHERTIGHT.
9. THE FRENCH DOORS AT THE REAR ENTRANCE
HAVE A BROKEN HINGE AND A DOOR FRAME
THAT IS ROTTED. THIS CAUSES THE DOOR TO
NOT FUNCTION PROPERLY AND CAN ONLY BE
CLOSED IF LIFTED INTO POSITION.

OWNER OF RECORD FOR THEIR INFORMATION
WITH REQUEST TO CALL THE BUILDING
DEPARTMENT (863-402-6643) FOR
REINSPECTION WHEN REPAIRSARE MADE TO
CLOSE THIS CASE.
