Case Description
TENANT COMPLAINT.
KITCHEN, BOTTOM PLUMBING UNDER SINK IS LEAKING AND
ROTTING ALL THE WOOD OUT (AND RUNNING UP THE WATER
BILL). THE FAUCET IN THE TUB LEAKS CONSTANTLY AND
IS RUNNING UP THE WATER BILL... LAND LORD TOLD
THEM TO JUST PUT A BUCKET UNDER IT INSTEAD OF
FIXING THE ISSUE. SEVERAL WINDOWS IN THE HOME DO
NOT FUNCTION PROPERLY. SEVERAL SCREENS ARE TORN,
SOME WINDOWS DONT HAVE SCREENS. SEVERAL OUTLETS OF
EXPOSED WIRES ON THE OUTSIDE AND INSIDE OF HOME.
THERE ARE NO SMOKE ALARMS IN THE HOME. THERE ARE
COCKROACHES AND RATS IN HOME.... ROTTEN WOOD
ATTRACTS THEM.

08-09-202305:31 PMINITIAL INSPECTIONMET TENANT ONSITE. THERE ARE SEVERAL
ISSUES WITH THIS HOUSE. THE FOLLOWING
ISSUES WILL NEED TO BE CORRECTED AND
REINSPECTION SCHEDULED.
1. THE ELECTRIC PANEL HAS OPEN SPACES IN
THE DEADFRONT. BLANKS MUST BE INSTALLED
TO ENCLOSE THE PANEL.
2. THE ELECTRICAL SYSTEM IN THE
SHED/OUTBUILDING WILL HAVE TO BE
DISCONNECTED FROM POWER SUPPLY UNTIL THE
ENTIRE SYSTEM FED BY THE SUB-PANEL CAN
BE BROUGHT INTO COMPLIANCE WITH THE
NATIONAL ELECTRIC CODE. THIS WILL
REQUIRE PERMITTING AND INSPECTION.
3. ALL ELECTRICAL DEVICES MUST HAVE
COVERS INSTALLED.
4. AN ENTRY LIGHT MUST BE INSTALLED AT
THE FRONT ENTRY.
5. ALL WINDOWS MUST BE MADE OPERABLE TO
FUNCTION AS DESIGNED.
6. A SMOKE DETECTOR MUST BE INSTALLED IN
THE PREMISES.
7. THE PLUMBING SUPPLY LINE TO THE
KITCHEN SINK IS LEAKING AND MUST BE
REPAIRED.
8. THE FAUCET IN THE HALL BATH IS ALSO
LEAKING AND MUST BE REPAIRED.
9. ALL BROKEN PANES OF GLASS IN WINDOWS
MUST BE REPAIRED.
10. THE WATER HEATER DOES NOT HAVE
DISCHARGE PIPING INSTALLED ON THE RELIEF
VALVE. DISCHARGE PIPING SHOULD DIRECT
RELIEF DISCHARGE TO THE EXTERIOR OF THE
HOME.
11. THERE IS REPORTEDLY WATER INTRUSION
AT THE REAR ENTRY FRENCH DOOR UNIT. THIS
SHOULD BE INVESTIGATED TO SPARE
STRUCTURAL DAMAGE.

I WILL SEND A COPY OF THIS REPORT TO
OWNER OF RECORD WITH REQUEST TO CALL THE
BUILDING DEPARTMENT (863-402-6643) WHEN
REPAIRS ARE MADE FOR REINSPECTION TO
CLOSE THIS CASE.
