MULTIPLE UNIT TENANTS HAVE BROUGHT UP CONCERNS OF
OPEN ROOFS, ONE OF WHICH PARTICULARLY READY TO
COLLAPSE, MOLD GROWING IN THEIR UNITS. ONE TENANT
HAS ALSO HAD CLOGGED PLUMBING FOR SEVERAL MONTHS.
THE LAUNDRY FACILITY SIMILARLY IS IN DILAPITATED
CONDITION. THE TENANTS WHO HAVE ISSUED THE
COMPLAINT VIA WALK-IN WOULD LIKE AN INSPECTION OF
THE PROPERTY AS SOON AS POSSIBLE.

WINDOW AND A LEAK IN THE KITCHEN SINK
DRAIN. REPORTS OF WATER INTRUSION FROM
RAIN WHICH WOULD BE EXPECTED WITH
CONDITION OF THE ROOF ASSEMBLY BUT NO
LARGE STAINS FROM THIS WATER INTRUSION.
REPORTS OF MOLD GROWTH IS ACTUALLY
MILDEW AROUND THE A/C VENT.
UNIT 9 HAS A REAR ENTRY DOOR THAT IS NOT
WEATHERTIGHT AND ALLOWS BUG ENTRY. ALSO
REPORTS OF WATER INTRUSION WITH RAIN
THAT WOULD BE EXPECTED WITH CONDITION OF
ROOF ASSEMBLY BUT NO LARGE STAINS FROM
THIS WATER INTRUSION..
UNIT 16 HAS A KITCHEN SINK DRAIN THAT IS
CLOGGED AND TENANT IS WASHING DISHES IN
REAR EXTERIOR AREA. THE RANGE HOOD IS
DISLODGED FROM THE CABINET AND HELD IN
PLACE BY ADDITIONAL SCREWS. THE KITCHEN
CABINETS ARE DAMAGED AND DIRTY BUT
FUNCTIONAL. AGAIN, REPORTS OF RAIN WATER
INTRUSION BUT NO LARGE STAINS. REPORTS
OF RODENTS IN ATTIC AREA FROM OPEN
SOFFITS.
THE ROOF ASSEMBLY IS DETERIORATED AND
MISSING TO POINT OF DECK AND SOFFIT
STRUCTURAL FAILURE. TARPS HAVE BEEN
INSTALLED AND HAVE DETERIORATED AND
BLOWN OFF OVER THE YEARS BUT HAVE
RECENTLY BEEN REINSTALLED. SOFFIT AND
FASCIA COMPONENTS HAVE FALLEN LEAVING
OPEN ACCESS TO ATTIC AREAS AND WOOD
SUB-FASCIA HAS DETERIORATED AND
COLLAPSED IN LARGE AREAS. ROOF DECK HAS
ALSO FAILED IN THESE AREAS.
