ON LOT 84 OF HIGHLAND WHEEL ESTATE. SHE REPORTS
UNSAFE CONDITIONS OF STEPS GETTING INTO UNIT,
SHE PAYS $389.00 RENT TO MR. GIRESI FOR THE 450 SQ
FOOT TRAILER. MR. GIRESI IS TELLING HER THE
TRAILER IS ADA ACCESSIBLE. SHE ALSO STATES THE POP
OUT (SLIDE OUT) OF THE TRAILER IS GETTING READY TO
FALL.
MS. GROSSER STATES LAST SUNDAY SHE BROKE HER
TOILET AND SHE IS NOW USING A TRASH CAN AS OF
SUNDAY 06-10-23. SHE STATES SHE HAS ASKED THE
LANDLORD, FRANK GIRESI, MANY TIMES TO MAKE HER
TRAILER ADA ACCESSIBLE.

PURCHASED THIS UNIT FOR JESSICA AND SHE
IS EXPECTED TO RELEASE FUNDS FROM A
TRUST. HE SAYS THAT HIS INVOLVEMENT IS
IN COMBINATION WITH JESSICAS FATHER. I
TOLD HIM THAT AS OWNER OF RECORD HE
NEEDED TO GET THE TOILET FIXED FOR
JESSICA. LATER I RECEIVED CALL FROM
JESSICA UPSET THAT SHERIFF DEPUTY HAS
SHOWN UP TO DO A WELLNESS CHECK ACCUSING
FRANK OF HARRASSING HER. I EXPLAINED
THAT A WELLNESS CHECK WAS NOT
HARRASSMENT BUT WAS A SIGN OF CONCERN.
SHE BECAME BELIGERENT STATING SHE HAD
BEEN ABUSED AND "THEY" WERE ILLEGALLY
ABUSING A PERSON WITH A HANDICAP AND
THAT THEY HAD STOLEN HER PROPERTY. I
EXPLAINED THAT I WAS ONLY TRYING TO HELP
HER FIX THE TOILET AND THAT SHE NEEDED
TO WORK WITH FRANK TO GET REPAIRS DONE.

COMPLAINT OF UNIT NOT MEETING ADA
ACCESSIBILITY REQUIREMENTS ARE UNFOUNDED
AS ADA REGULATIONS DO NOT APPLY TO
TRAVEL TRAILERS. COMPLAINT OF UNSAFE
"POP OUT" IS ALSO UNFOUNDED, UNIT IS
FUNCTIONAL AS DESIGNED. THE FOLLOWING
ITEMS OF COMPLAINT DO NEED TO0 BE
INVESTIGATED AND REPAIRED BY OWNER.
1. THE TOILET MUST BE REPAIRED AND MADE
FUNCTIONAL. TENANT ADMITS THAT SHE
DAMAGED THE TOILET BUT OWNER IS
RESPONSIBLE FOR REPAIR.
2. THE HANDRAILS ON THE FRONT PORCH NEED
TO BE SECURED. HANDRAILS NEED TO SUPPORT
200# LATERAL LOAD.
3. THE HOOD VENT DOES NOT HAVE A DAMPER.
A DAMPER NEEDS TO BE INSTALLED IN THE
UNIT OR THE EXTERIOR DIFFUSER.
4. THE EXTERIOR CORNER TRIM HAS BEEN
REMOVED ON THE SOUTHWEST CORNER OF THE
UNIT. NEW TRIM NEEDS TO BE REINSTALLED.
5. THE TENANT REPORTS THAT THE ROOF
LEAKS IN LIVING ROOM AREA. I DID NOT
OBSERVE EVIDENCE OF THESE LEAKS BUT
OWNER SHOULD INVESTIGATE AND MAKE
REPAIRS IF NEEDED.

I CALLED THE OWNER TO INFORM OF NEEDED
REPAIRS AND LEFT MESSAGE ON VOICEMAIL. I
WILL ALSO SEND A COPY OF THIS REPORT TO
OWNER.
