SHOWED US DRYWALL DAMAGE AROUND A WINDOW
IN THE LIVING ROOM AREA WITH CLAIM THAT
WATER INTRUSION WAS OCCURRING. AREA WAS
NOT DAMP OR WET AT TIME OF INSPECTION.
TENANT ALSO SAID THAT THE DISHWASHER WAS
LEAKING ALTHOUGH DISHWASHER AND GARBAGE
DISPOSAL HAD BEEN REPLACED. I CONFIRMED
THAT LANDLORD HAD ADDRESSED THE ISSUE BY
REPLACING UNITS BUT LEAK CONTINUES AND
TENANT CONFIRMED MY STATEMENT. TENANT
SAID MAINTENANCE WORKERS HAD REPLACED
TILE WORK IN THE DOWNSTAIRS BATHROOM AND
REPAIRED DAMAGE FROM WATER LEAK THERE
AND WERE CURRENTLY WORKING ON REPLACING
TILE IN THE UPSTAIRS BATHROOM WHERE LEAK
HAD OCCURRED. THIS WAS CONFIRMED AS WORK
WAS IN PROGRESS. TENANT ALSO INFORMED
THAT WATER HAD BEEN DRIPPING FROM
CEILING IN THE UPSTAIRS BEDROOM AND
MAINTENANCE HAD ADDRESSED THIS SATING
THAT THE A/C SYSTEM DRAIN HAD LEAKED. I
CONFIRMED THIS BY LOOKING IN THE ATTIC
TO SEE A/C SYSTEM AND PIPING ABOVE THIS
AREA AND THAT REPAIRS HAD BEEN MADE.
TENANT THEN CLAIMED THAT OUTLETS IN THE
KITCHEN AREA DID NOT WORK. I TRIED TO
TEST THESE OUTLETS BUT THE POWER WAS OFF
TO THE ENTIRE APARTMENT. I WILL
REINSPECT THESE OUTLETS WHEN POWER IS
RESTORED AND WE CAN ARRANGE ANOTHER
VISIT. AS WITH PREVIOUS INSPECTION,
MAINTENANCE WORK IS IN PROGRESS TO
ADDRESS ISSUES.
