HOUSE SHE RENTS HAS MOLD. PAID OUT OF POCKET TO
HAVE REPAIR WORK ON MOLD IN BATHROOM. SOME WINDOWS
FALL OFF THE HINGES WHEN THEY TRY TO OPEN AND
CLOSE THEM. SOME WINDOWS BUSTED OUT. SCREENS NOT
IN MOST OF THE WINDOWS. ROOF HAS A LEAK, GAVE
TENANT FLEX SEAL TO SEAL IT UP. IF YOU HAVE A
COUPLE OF BURNERS ON AND TURN ON THE OVEN IT SHUTS
THE OVEN OFF. BACK BATHROOM LEAKS, CAUSING MOLD.
WANTS A STANDARD HOUSING INSPECTION.

07-07-202105:19 PMINITIAL INSPECTIONMADE SITE VISIT AND SPOKE WITH TENANT.
THIS IS A CBS SFR IN POOR CONDITION. THE
ROOF ASSEMBLY IS IN DIRE NEED OF
REPLACEMENT. EVIDENCE OF DECK FAILURE IS
APPARENT ON REAR OF HOME. THERE IS
MISSING SOFFIT PANELS ON THE REAR OF THE
HOME AND SEVERAL WINDOWS WITH BROKEN
PANES OF GLASS. WINDOWS ARE ALSO
INOPERABLE AND UNABLE TO OPEN. WINDOWS
WILL HAVE TO BE REPAIRED TO FUNCTION
PROPERLY AND GLASS REPLACED. TENANT SAYS
THAT THE TUB/SHOWER UNIT IN THE HALL
BATH HAS A LEAK THAT ALLOWS WATER TO RUN
ON THE FLOOR INTO THE ADJACENT BEDROOM
AND KITCHEN AREA WHEN USED. THIS WILL
NEED TO BE INVESTIGATED AND REPAIRS
MADE. THERE ARE SEVERAL ELECTRICAL
ISSUES. THERE ARE SEVERAL OUTLETS
MISSING COVERS AND A LIGHT FIXTURE
MISSING. THE ELECTRIC PANEL HAS OPEN
SPACES THAT NEED TO HAVE BLANKS
INSTALLED. THE STOVE REPORTEDLY WILL
TRIP THE BREAKER IF STOVE TOP AND OVEN
ARE USED TOGETHER. THE STOVE IS FED BY A
20 AMP BREAKER WHIH IS UNDERSIZED. THIS
BREAKER NEEDS TO BE CHANGED AND THE WIRE
SIZE CONFIRMED BY A LICENSED
ELECTRICIAN. THER ARE REPORTEDLY SOME
ELECTRIC CIRCUITS THAT DO NOT WORK. THIS
WILL NEED TO BE INVESTIGATED BY A
LICENSED ELECTRICIAN AND REPAIRS MADE.
NEITHER ENTRY DOORS ARE WEATHERTIGHT AND
NEED TO BE REPAIRED OR REPLACED. THERE
ARE MISSING AND BROKEN INTERIOR DOORS
AND SOME MISSING HARDWARE ON INTERIOR
AND EXTERIOR DOORS. THESE REPAIRS WILL
NEED TO BE MADE. THE TENANT IS FUNDING
NEW TILE INSTALLATION IN THE REAR
SHOWER. IN THE HALL BATH THERE IS
CONDENSATION AROUND THE A/C VENT. THIS
IS CAUSED BY THE VENT NOT BEING SEALED
TO THE CEILING. THIS VENT SHOULD BE
SEALED TO LIMIT MOLD GROWTH IN THIS AREA
AND ALL VENTS SHOULD BE CHECKED FOR
PROPER INSTALLATION. I WILL SEND A COPY
OF THIS REPORT TO OWNER OF RECORD WITH
REQUEST TO CALL THE BUILDING DEPARTMENT
(863-402-6643) WHEN REPAIRS ARE MADE FOR
REINSPECTION TO CLOSE THIS CASE. PERMITS
WILL BE REQUIRED FOR THE ROOF
REPLACEMENT AND WINDOW AND EXTERIOR DOOR
REPLACEMENT IF THEY ARE REPLACED WITH
NEW.
