HEALTH CONCERNS. STRUCTURAL CONCERNS ARE: ROOF AND
CEILING CAVING IN, ELECTRICAL WIRING EXPOSED, SHED
ABOUT TO FALL OVER, GROUND IS FALLING AWAY UNDER
CONCRETE SLAB, STUCCO FALLING OFF THE EXTERIOR,
GARAGE DOOR HANGING.
HEALTH CONCERNS: VARIOUS MOLDS, INCLUDING BLACK
MOLD AS VERIFIED BY THE EPIDEMIOLOGIST, AND
PLUMBING DUMPING INTO THE YARD.
UNPERMITTED DOCK HAS BEEN BUILT.

REPORT CALLS FOR THE A/C SYSTEM TO BE
CLEANED AND THE KITCHEN SINK CABINET TO
BE CLEANED AND TREATED. COMPLETION OF
THIS REMEDIAL WORK WILL NEED TO BE DONE
AND REINSPECTION REPORT SUPPLIED TO THE
BUILDING OFICIAL CONFIRMING THESE AREAS
RETURNED TO NORMAL FUNGAL ECOLOGY TO
CLOSE THIS CASE. I WILL SEND A COPY OF
THIS REPORT TO OWNER OF RECORD FOR THEIR
INFORMATION.

WAS THAT THE ROOF HAD LEAKED. TENANT HAD
TO PATCH AND REPAIR THE ROOF. THE ROOF
IS AGED AND IS IN NEED OF REPLACEMENT.
INSIDE HOME THE A/C SYSTEM HAS SUFFERED
A CLOGGED DRAIN AND HAS CAUSED CEILING
DAMAGE DUE TO THE PAN OVERFLOWING.
TENANT SAYS THAT THIS IS A RECURRING
PROBLEM THAT HAS CAUSED MOLD IN THE
DUCTWORK. THE REAR PORCH AREA HAS BEEN
ENCLOSED. THIS AREA IS ADJACENT TO THE
POOL AREA AND APPEARS TO HAVE BEEN A
SCREENROOM AT ONE TIME. TENANT SAYS THAT
THIS AREA SUFFERS LEAKS DUE TO THE POOL
DECK DRAIN OVERFLOWING. FLOOR COVERING
HAS BEEN REMOVED AND TENANT SAYS THAT
MOLD WAS EVERYWHERE. I DETECTED NO MOLD
AT THIS TIME. TENANT HAS HAD A CLEANING
COMPANY INVOLVED AND THEY HAVE ENLISTED
AN EPIDEMIOLOGIST WHO REPORTEDLY
CONFIRMED BLACK MOLD AND ENCOURAGED
TENANT TO VACATE THE PREMISES. TENANT
DID NOT HAVE A COPY OF THE REPORT BUT
PROVIDED A PHONE NUMBER FOR THE CLEANING
COMPANY AND THE EPIDEMIOLOGIST. ALL HOUR
CLEAN UP SERVICES, CRAIG (863-465-1585)
AND EPIDEMIOLOGIST DAN (954-931-3703).
THERE ARE ALSO SEVERAL ISSUES WITH THE
ELECTRICAL SYSTEM. EXPOSED WIRES RUNNING
FROM THE EXTERIOR PANEL TO THE REAR DOCK
AND SHED AREA, NO COVER ON THE PANEL AND
TENANT SAYS THAT CIRCUITS OVERLOAD
CURRENT PROTECTION DEVICES. THE OVERHAED
GARAGE DOOR IS OFF OF THE TRACK. THE
ACCESSORY STRUCTURE AT THE FRONT OF THE
PROPERTY IS DILAPIDATED AND IN NEED OF
REPAIR OR REMOVAL FROM THE PROPERTY. THE
WASHING MACHINE AND THE GARAGE SINK
DISCHARGE ONTO THE GROUND AT REAR OF
GARAGE. THE FOLLOWING REPAIRS WILL NEED
TO BE COMPLETED AND REINSPECTION DONE TO
CLOSE THIS CASE.
1. ROOF ASSEMBLY NEEDS TO BE REPLACED.
2. A LICENSED A/C CONTRACTOR NEEDS TO
SERVICE THE A/C SYSTEM AND CORRECT ANY
ISSUES INCLUDING DAMAGED DUCTWORK THAT
MAY BE CONTAMINATED.
3. A REVIEW OF THE MOLD REPORT WILL BE
DONE AND FURTHER ACTION DETERMINED FROM
THAT REVIEW.
4. A LICENSED ELECTRICIAN NEEDS TO
INVESTIGATE AND CORRECT ANY DANGEROUS
CONDITIONS AND OVERLOAD ISSUES.
5. THE GARAGE OVERHEAD DOOR MUST BE
REPAIRED TO FUNCTIONAL STATUS OR BE
REPLACED.
6. THE ACCESSORY STRUCTURE AT THE
ROADSIDE OF THE HOME NEEDS TO BE
REPAIRED OR REMOVED FROM THE SITE.
7. THE WASHING MACHING DRAIN MUST BE
CONNECTED TO DISCHARGE INTO THE SEPTIC
SYSTEM.
