APPARENTLY A NEW OWNER HAS PURCHASED
THIS WOOD FRAME SFR AND HAS BEGUN
REHABILITATION. TENANT SAYS HE HAS BEEN
THERE FOR 6 YEARS. NEW VINYL SIDING HAS
BEEN INSTALLED ON THE EXTERIOR OF THE
HOME. THIS SIDING IS NOT COMPLETE BUT
THE MAJORITY HAS BEEN INSTALLED. THE
UTILITY ROOM AT THE REAR OF THE HOME HAS
HAD NEW FLOORING AND DRYWALL INSTALLED.
THE DRYWALL IS NOT FINISHED AT THIS
TIME. VINYL FLOORING IN THE KITCHEN AREA
HAS BEEN REMOVED LEAVING THE WOOD
SUB-FLOR EXPOSED. BOTH BATHROOMS ARE IN
NEED OF RENOVATION. THE TOILET IN THE
EAST SIDE OF THE HOME APPEARS TO HAVE
FALLEN THROUGH THE FLOOR. THE FLOOR
SYSTEM AROUND THE TOILET IS SOLID BUT
THE TOILET APPEARS TO BE SUPPORTED BY
PLUMBING PIPING ONLY. CEILINGS
THROUGHOUT THE HOME SHOW SIGNS OF WATER
INTRUSION. EXTERIOR INSPECTION CONFIRMED
THAT THE ROOF ASSEMBLY NEEDS TO BE
REPLACED COMPLETELY. IT HAS BEEN PATCHED
IN AREAS BUT ROOF REPLACEMENT NEEDS TO
OCCUR. THE EXTERIOR DOORS ARE ALSO NOT
WEATHERTIGHT. EXTERIOR DOORS NEED TO BE
REPLACED ALSO. TENENTS ALSO COMPLAINED
OF RODENTS. RATS AND MICE ARE CAUGHT BY
THEIR CATS AND DOGS. I WILL SEND A COPY
OF THIS REPORT TO OWNER OF RECORD TO
INFORM OF CONDITIONS NEEDING
REPAIR/REPLACEMENT. ROOF AND EXTERIOR
DOOR REPLACEMENT WILL NEED PERMITTING
AND INSPECTION. OTHER WORK DOES NOT. I
WILL LEAVE THIS CASE OPEN UNTIL SUCH
TIME AS THE OWNER OBTAINS PERMITS AND
REINSPECTION OF INTERIOR CONDITIONS ONCE
REPAIRED.
