06-05-202005:01 PMINITIAL INSPECTIONTHIS IS A SINGLEWIDE MOBILE HOME IN POOR
CONDITION. THE EXTERIOR SIDING IS
DISPLACED AND REVEALS WATER DAMAGE TO
THE WALL CAVITY. WALL TO FLOOR
CONNECTION IS COMPROMISED AND THE
SUB-FLOOR AND BOX JOIST ARE ROTTED.
ENGINEERED REPAIR OF THIS AREA WILL BE
REQUIRED. WITH THESE STRUCTURAL CONCERNS
I AM HESITANT TO ALLOW INSTALLATION OF
THIS UNIT. ALONG WITH THIS ENGINEERED
REPAIR THE FOLLOWING REPAIRS WILL ALSO
BE REQUIRED.
1. INSULATION AND BOTTOM BOARD WILL HAVE
TO BE INSTALLED.
2. ALL WINDOWS WILL HAVE TO BE MADE
OPERABLE.
3. ALL WEAK AREAS IN THE FLOOR WILL HAVE
TO BE REPAIRED/REPLACED.
4. ALL DAMAGED WALLS WILL HAVE TO BE
REPAIRED.
5. ALL DAMAGED CEILINGS WILL HAVE TO BE
REPAIRED.
6. ALL INTERIOR DOORS WILL HAVE TO BE IN
PLACE, BE FUNCTIONAL AND HAVE FUNCTIONAL
HARDWARE INSTALLED.
7. THE SUB-FLOOR BENEATH THE WATER
HEATER WILL HAVE TO BE REPLACED.
8. THE KITCHEN CABINETS WILL HAVE TO BE
REPLACED.
9. THE ELECTRICAL WIRING IN THE HALL
CLOSET WILL HAVE TO BE CONCEALED IN
APPROVED RACEWAY.
10. CEILINGS SHOW SIGNS THAT THE ROOF
HAS LEAKED. AFTER REPAIR OF ALL CEILINGS
IF VISIBLE SIGNS OF ROOF FAILURE THE
ROOF WILL HAVE TO BE REPLACED.
11. A FUNCTIONAL SMOKE DETECTOR WILL
HAVE TO BE INSTALLED.
12. GFCI PROTECTED OUTLETS WILL HAVE TO
BE INSTALLED IN THE KITCHEN AND BATHROOM
AREAS.
IT IS MY OPINION THAT THE COST OF THESE
REQUIRED REPAIRS WILL CERTAINLY EXCEED
THE VALUE OF THE UNIT AND I WOULD
RECOMMEND DISPOSAL OF THIS UNIT.
