THIS IS A WOOD FRAMED SFR WITH WOOD
TRUSS SYSTEM AND SHINGLED ROOF. HOME IS
IN POOR CONDITION ALTHOUGH STRUCTURALLY
SOUND. HOME HAS BEEN ABANDONED AND LEFT
OPEN TO THE ELEMENTS AND INTRUDERS. ROOF
APPEARS WATER TIGHT WITH NO VISIBLE
WATER DAMAGE ALTHOUGH THE SHINGLES ARE
WELL WORN AND IN NEED OF REPLACEMENT.
THERE IS SOME SOFFIT AND FASCIA DAMAGE
THAT WILL NEED TO BE REPAIRED DURING
ROOF ASSEMBLY REPLACEMENT. THE OVERHEAD
GARAGE DOOR IS DAMAGED AND HAS COLLAPSED
ON THE FLOOR. ALL OF THE EXTERIOR ENTRY
DOORS ARE DAMAGED IN SOME WAY, SOME ARE
DAMAGED WITH HOLES, SOME HAVE ROTTED
FRAMES AND SOME ARE NOT WEATHER TIGHT.
ALL EXTERIOR DOORS WILL HAVE TO BE
REPLACED. WINDOWS ARE IN PLACE AND I
NOTED NO BROKEN PANES OF GLASS. ONE
FRONT WINDOW APPEARS TO BE DAMAGED WITH
THE SASH AJAR. THIS WINDOW WILL NEED TO
BE REPAIRED AND ALL WINDOWS CHECKED FOR
FUNCTIONALITY OF OPERATION. INTERIOR
WALLS HAVE HOLES AND DAMAGED FINISH.
INTERIOR WALLS WILL NEED TO BE REPAIRED
TO HAVE NO HOLES ALLOWING ENTRY TO WALL
CAVITY. THE PLUMBING SYSTEM HAS BEEN
COMPROMISED. THERE IS A BROKEN SUPPLY
LINE IN THE GARAGE AREA AND THE SINK
DRAINS IN BOTH BATHROOMS HAVE BEEN
REPAIRED WITH UNAPPROVED FITTINGS. THE
PLUMBING SYSTEM WILL NEED TO BE
INVESTIGATED, REPAIRED AND CERTIFIED BY
A LICENSED PLUMBING CONTRACTOR. THE
ELECTRICAL SYSTEM APPEARS UNDAMAGED WITH
THE ONLY CONCERN BEING MISSING PLATES ON
NUMEROUS DEVICES. THE VINYL SIDING IS
LARGELY INTACT WITH THE ONLY CONCERNS
BEING SOME LOOSE PIECES ON THE WEST SIDE
AND THE INCOMPLETE INSTALLATION ON THE
EAST SIDE THAT IS ALLOWING WATER
INTRUSION INTO THE WALL CAVITY. THESE
AREAS WILL NEED TO BE REPAIRED AND
COMPLETED TO NOT ALLOW WATER INTRUSION.
THE MAJOR VIOLATION IS THE POOL. THE
POOL IS 1/4 FULL OF ALGAE WATER. WITH
LACK OF WATER IN POOL THE POOL HAS
FLOATED OUT OF THE GROUND RAISING THE
ADJOINING DECK APPROXIMATELY 18". POOL
WILL HAVE TO BE DEMOLISHED AND
ABANDONED. I WILL SEND A COPY OF THIS
REPORT TO CODE ENFORCEMENT FOR THEIR
PROCESS AND PROCEDURES.
