ROOF LEAKS, ITS RUNNING INTO THE WALLS. FLOOR IS
UNLEVEL. TENANT HAS DONE REPAIR WORK ON FLOOR.
ONE SIDE OF TRAILER THE ELECTRIC DOES NOT WORK.

THERE ARE SEVERAL ISSUES WITH THIS
MOBILE HOME.
1. THE ROOF ASSEMBLY IS WELL AGED WITH
MISSING PORTIONS OF SHINGLES. TENANT
REPORTS THAT ROOF LEAKS AND ALLOWS WATER
TO RUN DOWN THE EAST WALL OF THE UNIT.
THIS IS A VIOLATION OF SHC 12.19.305
(C).
2. THE FRONT ENTRY DOOR APPEARS TO HAVE
BEEN REPLACED AND HAS OPEN AREAS TO
EXTERIOR. THIS IS A VIOLATION OF AHC
12.19.305 (K)(1).
3. TWO ELECTRICAL OUTLETS ARE HANGING
LOOSE FROM THE WALL SOCKET AND TENANT
REPORTS THAT OUTLETS DO NOT WORK IN THE
LIVING ROOM AREA AND THE SOUTH BEDROOM.
THIS IS A VIOLATION OF SHC 12.19.304.
4. THE WALL IN THE UTILITY ROOM HAS A
LARGE SECTION REMOVED AND THE FLOOR HAS
BEEN REPLACED BUT HAS GAPS TO EXTERIOR
ENVIRONMENT. THESE ARE VIOLATIONS OF SHC
12.19.305 (P)(1).
5. DOOR HARDWARE IS MISSING FROM THE
SOUTH BEDROOM DOOR. THIS IS A VIOLATION
OF SHC 12.19.305 (U).
6. THE PLUMBING BENEATH THE KITCHEN SINK
HAS A LEAK. IT APPEARS THAT THE SPRAY
NOSSLE FLEXIBLE PIPE LEAKS AND HAS BEEN
KINKED AND SECURED TO PREVENT LEAK. THE
TOILET IN THE MASTR BATH DOES NOT FLUSH
AND LEAKS. THESE ITEMS ARE A VIOLATION
OF SHC 12.19.302 (A).
7. THE FRONT PORCH STOOP IS IN NEED OF
NEW DECKING. WOOD IS WORN AND
DETERIORATED TO POINT OF DISPLACEMENT.
SUB-FRAMING IS STRUCTURALLY SOUND BUT
DECKING NEEDS REPLACEMENT.

THE ROOF NEEDS TO BE REPLACED. THE ENTRY
DOOR NEEDS TO BE SEALED TO BE
WEATHERTIGHT. THE ELECTRICAL SYSTEM
NEEDS TO BE REPAIRED TO PROPER FUNCTION
AND OUTLETS SECURED. THE FLOOR AND WALLS
NEED TO BE MADE RODENT PROOF. HARDWARE
NEEDS TO BE INSTALLED ON ALL DOORS. THE
PLUMBING SYSTEM AND FIXTURES NEED TO BE
REPAIRED TO PROPER FUNCTION WITH NO
LEAKS AND THE PORCH NEEDS TO BE
REDECKED. I WILL SEND A COPY OF THIS
REPORT TO OWNER WITH REQUEST TO CALL THE
BUILDING DEPARTMENT (863-402-6643) WHEN
REPAIRS ARE MADE FOR REINSPECTION TO
CLOSE THIS CASE. ROOF REPLACEMENT WILL
NEED PERMITTING AND INSPECTION.
