ENFORCEMENT. THIS IS A CBS COMMERCIAL
STRUCTURE WITH WOOD TRUSS SYSTEM. THE
BUILDING HAS BEEN DIVIDED INTO TWO
AREAS. THE WEST AREA HAS BEEN PARTIALLY
RENOVATED AND IS VISIBLY COMPLIANT. THE
CENTER AND EAST AREA APPEARS TO BE USED
FOR STORAGE FROM OBSERVATION THROUGH
WINDOWS. INTERIOR HAS BEEN LARGELY
GUTTED WITH NO CEILINGS OR INTERIOR WALL
FINISH. OPEN CEILINGS SHOW ROOF FAILURE
WITH EXPOSED DAYLIGHT THROUGH ROOF
SYSTEM. THE MANSARD ROOF ON THE EXTERIOR
FACADE HAS DILAPIDATED AND MISSING
SHINGLE ASSEMBLY. THE CEILING OF THE
PORTICO HAS BEEN REMOVED LEAVING OPEN
ACCESS TO ATTIC AREA. THE SOUTH OPEN
CARPORT AREA HAS HAD THE ROOF SYSTEM
REMOVED BUT THE ENCLOSED AREAS EAST AND
WEST OF THIS OPEN AREA HAVE FAILING ROOF
SYSTEMS THAT ARE COLLAPSING.
REHABILITATION OF THIS STRUCTURE WILL BE
A LEVEL 3 ALTERATION AS WORK AREA WILL
EXCEED 50% OF THE BUILDING AREA. IT IS
MY DETERMINATION THAT REHABILITATION OF
THIS STRUCTURE WILL EXCEED 50% OF THE
VALUE OF THE STRUCTURE AND THEREFORE THE
STRUCTURE SHOULD BE DEMOLISHED AND
REMOVED FROM THE SITE. IF OWNER WISHES
TO REHABILITATE STRUCTURE, PERMITTING
AND ENGINEERED PLANS WILL BE REQUIRED
ALONG WITH A TIMEFRAME FOR
REHABILITATION TO BE DETERMINED BY CODE
ENFORCEMENT.
