10-19-201812:57 PMINITIAL INSPECTIONMADE SITE VISIT AND SPOKE WITH TENANT.
TENANT HAS LIVED IN HOME FOR EXTENDED
TIME WITH INTENT TO PURCHASE. PURCHASE
AGREEMENT HAS FALLEN THROUGH AND TENANTS
HAVE BEEN EVICTED AND HAVE MOVED OUT.
THE COMPLAINT IS THAT THE ELECTRICAL
SYSTEM TRIPS BREAKERS IF MULTIPLE
APPLIANCES ARE USED AT SAME TIME. THIS
IS A NORMAL FUNCTION OF ELECTRICAL
SYSTEM OVERCURRENT PROTECTION. TENANT
CLAIMS THAT GARAGE AND KITCHEN CIRCUITS
ARE WHERE THE PROBLEMS OCCUR. OTHER
COMPLAINT WAS THAT CARPET STAINS RETURN
AFTER CLEANING. CARPET IS A LIGHT COLOR
AND SOURCE OF STAINS IS UNDETERMINED.
TENANT MENTIONED WINDOW SCREENS BEING
DAMAGED BUT HOME HAS CENTRAL AIR AND
HEAT MAKING SCREENS OPTIONAL. THE A/C
SYSTEM HAS BEEN REPLACED BUT TENANT
COMPLAINT IS THAT THE DUCTWORK WAS NOT.
THIS IS NOT A REQUIREMENT WITH UNIT
REPLACEMENT. NO INSULATION IN THE
SUNROOM IS A RESULT OF THIS AREA BEING A
REAR PORCH THAT HAS BEEN ENCLOSED. LACK
OF INSULATION IS NOT A VIOLATION. THERE
IS A SECTION OF DRYWALL REMOVED IN THE
UTILITY ROOM WHERE PLUMBING WAS
REPAIRED. THIS AREA NEEDS TO BE
REPAIRED. WITH NO VIOLATIONS OTHER THAN
THE DRYWALL REPAIR, I WILL SEND A COPY
OF THIS REPORT TO OWNER AS A COURTESY
THAT THE ELECTRICAL SYSTEM MAY NEED TO
BE CHECKED OVER BY A LICENSED
ELECTRICIAN, THE CARPET PROBABLY NEEDS
TO BE REPLACED AND THE WALL REPAIRED IN
THE LAUNDRY ROOM. I WILL LEAVE CASE OPEN
WITH REQUEST THAT OWNER CALL WHEN WALL
REPAIRED TO CLOSE CASE.
