10-15-201805:26 PMINITIAL INSPECTIONMADE SITE VISIT. THIS IS A CBS SFR IN
GOOD CONDITION. THE PREMISES ARE KEPT IN
GOOD CONDITION. NO ONE ANSWERED THE
DOOR. THE ROOF SHINGLES ARE IN FAIR
CONDITION EXCEPT FOR THE EAST SIDE OF
THE HOME. THIS EAST SIDE HAS SOME
SHINGLES MISSING EXPOSING THE PLYWOOD
DECKING. DECKING HAS NOT DETERIORATED AT
THIS TIME. THERE IS ALSO SOME ALUMINUM
SOFFIT AND FASCIA DAMAGE ON THE EAST
SIDE OF THE HOME. THE GATE TO THE REAR
YARD WAS LOCKED ON THE EAST SIDE OF THE
HOME. THE GATE TO THE REAR YARD ON THE
WEST SIDE OF THE HOME HAS A LOCK
INSTALLED BUT SOMEONE HAS FORCED THE
GATE OPEN AND GATE WAS IN THE OPEN
POSITION. THE POOL IN THE REAR YARD HAS
SHALLOW WATER LEVEL AND POOL EQUIPMENT
IS NOT RUNNING. THE REAR ENTRY DOOR FROM
THE REAR PORCH WAS CLOSED BUT UNLOCKED.
INTERIOR INSPECTION SHOWS NEW CABINETS
STORED IN THE GARAGE AREA. ONE BATHROOM
IS IN PROCESS OF BEING REMODELED AND THE
KITCHEN CABINETS APPEAR TO HAVE BEEN
REPLACED. THE CEILING IN THE NORTHEAST
BEDROOM HAS LARGE AREA THAT HAS
COLLAPSED. THIS IS THE AREA THAT THE
ROOF IS DAMAGED. HOME IS STRUCTURALLY
SOUND WITH NO HEALTH OR SAFETY CONCERNS
AT THIS TIME. ROOF DOES NEED TO BE
REPAIRED ALONG WITH THE CEILING DAMAGE
AND THE BATHROOM REMODEL NEEDS TO BE
COMPLETED. I WILL SEND A COPY OF THIS
REPORT TO OWNER WITH REQUEST FOR A CALL
TO THE BUILDING DEPARTMENT WHEN REPAIRS
ARE MADE TO CLOSE CASE.
