SPRING LAKE CALLED TO GET A UPDATE ON CASE. SHE
ALSO SAID THAT THE HOUSE IS STILL IN VERY POOR
SHAPE AND THE POOL HAS BECOME A SAFETY HAZARD.

INTO AGAIN WITH VANDALISM. SLIDING GLASS
DOOR WAS IN THE OPEN POSITION. REPAIRS
NEED TO BE MADE SO DUPLEX CAN BE SOLD. I
WILL SEND A COPY OF THIS REPORT TO
MANAGEMENT COMPANY WITH REQUEST TO CALL
THE BUILDING DEPARTMENT (863-402-6643)
WITH INFORMATION OF INTENTIONS OF THIS
PROPERTY. WITH MULTIPLE BREAK-INS,

I CAN SEE LARGE PORTIONS OF THE DRYWALL
CEILINGS COLLAPSED AND LARGE HOLES IN
THE WALLS. THE CONDITION OF THE ROOF IS
A VIOLATION OF SHC 12.19.305 C (1). THE
CONDITION OF THE POOL CAGE IS A
VIOLATION OF SHC 12.19.305 (O). THE
CONDITION OF THE SOFFIT AND FASCIA IS A
VIOLATION OF SHC 12.19.305 C (2). THE
CONDITION OF THE CEILINGS AND WALLS ARE
A VIOLATION OF SHC 12.19.305 P (1).
PROPERTY IS POSTED AS UNDER MANAGEMNENT,
SEE ATTACHMENT PHOTO. I WILL TURN OVER

CALLER STATED THAT WINDOWS HAD BEEN
BROKEN OUT AND DOORS WERE OPEN. I FOUND
NO BROKEN PANES OF GLASS IN ANY OF THE
WINDOWS. THE FRONT ENTRY DOOR OF THE
EAST UNIT ADDRESSED AS 7733 WAS LOCKED
AND HAD A POSTING FROM THE MORTGAGE
COMPANY WHICH IS ATTACHED. THE SLIDING
GLASS DOOR FROM THE POOL AREA WAS
UNLOCKED. INTERIOR INSPECTION SHOWED
BROKEN GLASS ON THE FLOOR CONSISTANT
WITH WINDOWS BEING BROKEN BUT THEY MUST
HAVE BEEN REPAIRED. THE DRYWALL CEILING
IN THE LIVING ROOM HAS COLLAPSED FROM
WATER INTRUSION BUT SHOWED NO OTHER SIGN
OF DAMAGE. THE WEST UNIT ADDRESSED AS
7737 HAD THE FRONT ENTRY DOOR STANDING
IN THE OPEN POSITION. INTERIOR
INSPECTION SHOWED SIGNS THAT THIS UNIT
HAS BEEN VANDALIZED WITH INTERIOR DOORS
TORN FROM THE FRAMES AND BROKEN. DRYWALL
CEILINGS AND WALLS HAVE HAD LARGE HOLES
BROKEN THROUGH AND RIPPED FROM THE STUD
FRAMING. UNITS APPEAR TO BE STRUCTURALLY
SOUND AND I DID NOT OBSERVE ANY
VANDALIZATION OF THE ELECTRICAL,
PLUMBING OR MECHANICAL SYSTEMS. THE
OVERHEAD GARAGE DOORS WERE IN THE
DOWN/CLOSED POSITION BUT WERE NOT
ENGAGED TO PREVENT OPENING. I CLOSED AND
LOCKED ALL DOORS WHEN LEAVING TO SECURE
STRUCTURES. CLEAN UP, REPAIR AND ROOF
REPLACEMENT WILL NEED TO OCCUR TO CLOSE
THIS CASE.
04-30-201805:33 PMINITIAL INSPECTIONMADE SITE VISIT AND PERFORMED EXTERIOR
INSPECTION. THIS IS A DUPLEX UNIT THAT
HAS SUFFERED STORM DAMAGE. THE SHINGLES
HAVE BEEN PARTIALLY BLOWN OFF EXPOSING
PLYWOOD DECKING. THERE IS ALSO ALUMINUM
SOFFIT AND FASCIA DAMAGE AND THE POOL
CAGE HAS PARTIALLY COLLAPSED. POOL IS
PROTECTED BY A 4' CHAIN LINK FENCE BUT
REPAIR OF THE POOL CAGE NEEDS TO BE
ACCOMPLISHED TO AVOID WINDBORNE DEBRIS
HAZARD. UNIT ALSO NEEDS A NEW ROOF
BEFORE FURTHER STRUCTURAL DAMAGE OCCURS.
I WILL SEND A COPY OF THIS REPORT TO
OWNER WITH REQUEST FOR INSPECTION WHEN
REPAIRS ARE MADE TO CLOSE THIS CASE.
