108 CAMPUS; THIS IS AN OWNER OCCUPIED
MOBILE HOME IN POOR CONDITION. THE ROOF
OF THE SCREENROOM HAS BEEN REMOVED
LEAVING ONLY THE WALLS STANDING AND THE
ALUMINUM ROOF OF THE CARPORT HAS ALSO
BEEN DAMAGED. THESE ROOFS ARE A
VIOLATION OF SHC 12.19.305 (O)AND NEED
TO BE REPAIRED AND/OR REPLACED. OWNER
SAID SHE WAS WORKING ON REPAIRS. THE
ROOF OF THE MOBILE HOME HAS ALSO BEEN
TARPED. THIS TARP IS AGED AND
NONFUNCTIONAL. I ASKED OWNER IF ROOF WAS
LEAKING AND SHE SAID NO AND THAT SHE HAD
BEEN INFORMED BY PARK MANAGER THAT SHE
NEEDED TO REMOVE THE REMAINDER OF THE
TARP.
131 SEA ST.; THIS IS A VACANT MOBILE
HOME IN FAIR CONDITION. THE SHED ROOF
HAS BEEN REMOVED AND WALLS OF THE SHED
ARE DILAPIDATED. THIS IS A VIOLATION OF
SHC 12.19.305 (O) AND WHAT REMAINS OF
THE SHED NEEDS TO BE DISMANTLED AND
REMOVED FROM THE SITE. MOBILE WAS OPEN
AND ACCESSIBLE. INTERIOR INSPECTION
SHOWED DAMAGE TO THE WALL PANELING ON
THE INTERIOR OF THE UNIT. THIS IS A
VIOLATION OF SHC 12.19.305 (P). INTERIOR
FINISH NEEDS TO BE REPAIRED/ REPLACED
WITH LIKE MATERIAL. THERE IS ALSO ONE
BROKEN WINDOW UNIT AND ANOTHER WINDOW
WITH BROKEN GLASS. THESE WINDOWS ARE A
VIOLATION OF SHC 12.19.305 (G&H).
WINDOWS NEED TO BE REPAIRED.
155 OFFICE; THIS IS A VACANT MOBILE HOME
IN FAIR CONDITION. THERE IS A HIVE OF
BEES UNDER THE MOBILE AT THE REAR OF THE
STRUCTURE. THE MOBILE WAS OPEN AND
ACCESSIBLE. INTERIOR INSPECTION SHOWED
FALLEN CEILING TILES. THIS IS A
VIOLATION OF SHC 12.19.305 (P). CEILINGS
NEED TO BE REPAIRED.
164 FATHOM; THIS IS A VACANT MOBILE HOME
IN FAIR CONDITION. THE TRIM ON THE
SCEEN/VINYL ROOM HAS BEEN DAMAGED AND
THE VINYL WINDOWS HAVE DAMAGED VINYL.
THESE ITEMS ARE A VIOLATION OF SHC
12.19.305 (O). TRIM AND VINYL NEEDS TO
BE REPAIRED. UNIT WAS OPEN AND
ACCESSIBLE. INTERIOR INSPECTION SHOWED
CEILING TILE FALLEN, KITCHEN CABINETS
DAMAGED, EVIDENSE OF ROOF LEAKS CAUSING
PANELING AND FLOOR DAMAGE. THE CONDITION
OF THE ROOF, CEILINGS AND WALLS ARE A
VIOLATION OF SHC 12.19.305 (C&P). THE
CONDITION OF THE KITCHEN CABINETS IS A
VIOLATION OF SHC 12.19.302 (F). REPAIRS
TO CABINETS, CEILING, ROOF AND WALLS
NEED TO BE MADE. THERE ARE ALSO 2
WINDOWS WITH BROKEN OR MISSING GLASS
WHICH IS A VIOLATION OF SHC 12.19.305
(H) WHICH NEED TO BE REPAIRED.

183.WHILE INSPECTING THESE UNITS I ALSO
OBSERVED DEFICIENCIES ON UNIT 131 AND
PERFORMED INSPECTION OF THIS UNIT.

UNIT 108 IS INDIVIDUALLY OWNED AND IS
VACANT. THE ROOF OF THE MOBILE HOME HAS
A TARP INSTALLED. THE ALUMINUM ROOF OF
THE SCREENROOM/SHED ADDITION HAS BLOWN
OFF AND THE UNIT HAS TWO WINDOWS WITH
BROKEN PANES OF GLASS. THE UNIT IS
LOCKED AND SECURED SO INTERIOR
INSPECTION WAS NOT COMPLETED. FULL
INSPECTION OF THIS MOBILE HOME WILL NEED
TO BE DONE TO DETERMINE IF
REHABILITATION IS FEASIBLE. I WILL ASK
PARK MANAGEMENT TO CONTACT OWNER TO
REQUEST ENTRY TO INSPECT.

UNIT 131 IS OWNED BY THE PARK. I NOTICED
ITS DILAPIDATED CONDITION AND INQUIRED
ABOUT THIS UNIT ALTHOUGH NOT MENTIONED
ON REPORT. MANAGER ALLOWED ACCESS TO
INSPECT. INTERIOR WALL FINISH HAS BEEN
REMOVED IN AREAS EXPOSING STRUCTURAL
DAMAGE TO EXTERIOR WALLS. THE PLUMBING
AND ELECTRICAL SYSTEMS HAVE BEEN
VANDALIZED AND THE FLOOR SYSTEM HAS WEAK
AREAS THAT CREATE HAZARD. I WILL POST
THIS PROPERTY AS UNINHABITABLE AND
UNSAFE FOR HUMAN OCCUPANCY.
REHABILITATION OF THIS UNIT WILL
CERTAINLY EXCEED THE VALUE OF THE
STRUCTURE SO DEMOLITION AND REMOVAL FROM
PROPERTY WILL BE RECOMMENDED.
REHABILITATION OF THIS UNIT, IF DESIRED,
WILL REQUIRE PROPER PERMITTING AND
INSPECTION BEFORE NEW CERTIFICATE OF
OCCUPANCY WILL BE ISSUED.

UNIT 155 IS ALSO OWNED BY THE PARK. THIS
UNIT HAS MINIMAL EXTERIOR DAMAGE
ALTHOUGH INTERIOR INSPECTION REVEALS
COLLAPSED CEILINGS, MULTIPLE AREAS OF
STAINING IN THE CEILING FROM ROOF
FAILURE, STRUCTURAL DAMAGE TO THE
EXTERIOR WALLS AND PLUMBING AND
ELECTRICAL SYSTEMS THAT HAVE BEEN
VANDALIZED. THIS UNIT HAS A FOR SALE
SIGN POSTED. I WILL POST THIS UNIT AS
UNINHABITABLE AND UNSAFE FOR HUMAN
OCCUPANCY. REHABILITATION OF THIS UNIT
WILL CERTAINLY EXCEED VALUE OF THE
STRUCTURE AND DEMOLITION AND REMOVAL
FROM THE PROPERTY IS RECOMMENDED.
REHABILITATION OF THIS UNIT, IF DESIRED,
WILL REQUIRE PROPER PERMITTING AND
INSPECTION BEFORE A NEW CERTIFICATE OF
OCCUPANCY WILL BE ISSUED.

UNIT 161 IS INDIVIDUALLY OWNED AND IS
CURRENTLY HABITATED. THIS UNIT HAS A
TARP INSTALLED OVER THE ENTIRE ROOF AND
EXTENDING DOWN TO ENCLOSE THE ENTIRE
WEST SIDE OF THE STRUCTURE. IT IS
APPARENT THAT THIS UNIT WILL NEED
EXTENSIVE REPAIR. PARK MANAGER STATES
THAT OWNER IS WAITING FOR HELP FROM
GOVERNMENT AGENCIES TO MAKE REPAIRS.
FURTHER INSPECTION WILL NEED TO BE DONE
IF REPAIRS ARE NOT COMPLETED IN TIMELY
MANNER.

UNIT 164 IS OWNED BY THE PARK AND SHOWS
MINIMAL EXTERIOR DAMAGE. INTERIOR
INSPECTION REVEALS CEILING AND WALL
DAMAGE FROM WATER INTRUSION, EVIDENCE OF
ROOF FAILURE. INTERIOR WALL FINISH HAS
BEEN REMOVED EXPOSING STRUCTURAL DAMAGE
TO EXTERIOR WALLS. THE PLUMBING AND
ELECTRICAL SYSTEMS HAVE BEEN VANDALIZED
AND THE FLOOR SYSTEM HAS WEAKEN AREAS
THAT CREATE A HAZARD. I WILL POST THIS
PROPERTY AS UNINHABITABLE AND UNSAFE FOR
HUMAN OCCUPANCY. REHABILITATION OF THIS
UNIT WILL CERTAINLY EXCEED THE VALUE OF
THE STRUCTURE AND DEMOLITION AND REMOVAL

VISIBLE CONCERNS FROM EXTERIOR
INSPECTION.

UNIT 183 IS INDIVIDUALLY OWNED AND
VACANT. UNIT HAS MINIMAL SIDING DAMAGE
AND NO OTHER CONCERNS FROM EXTERIOR
INSPECTION.
