03-14-201807:11 PMINITIAL INSPECTIONMADE SITE VISIT AND SPOKE WITH OWNERS.
THIS IS A SINGLE FAMILY RESIDENSE OF LOG
CONSTRUCTION WITH WOOD TRUSS ROOF
SYSTEM. IT HAS SUFFERED SIGNIFICANT
STORM DAMAGE. THE EAST SIDE HAS A
SCREENROOM ATTACHMENT WITH WOOD POSTS
AND BEAMS AND 2X6 RAFTERS FOR THE ROOF
SYSTEM. THIS ROOF HAS LIFTED IN HIGH
WINDS DETACHING THE POSTS FROM THE WOOD
BEAM. THE POSTS COLLAPSED AND THE ROOF
THEN CAME DOWN WITH FORCE. THE RAFTERS
WERE ATTACHED TO THE TRUSS SYSTEM OF THE
MAIN STRUCTURE AND WHEN THEY COLLAPSED
THEY BROKE 3 OR 4 OF THE TRUSSES ALONG
THE TOP AND BOTTOM CORDS. THE TRUSSES
ARE HURRICNE CLIPPED TO THE TOP COURSE
OF LOG WALL CONSTRUCTION. THIS FULCRUM
POINT OF THE RAFTER COLLAPSE WAS RIDGID
DUE TO THE HURRICANE CLIPS AND THE
TRUSSES BROKE RATHER THAN DETACH FROM
THE LOG WALL. ALONG THIS EAST WALL OF
THE LOG CONSTRUCTION THERE ARE INTERIOR
FACADE WALLS TO ENCLOSE POCKET SLIDING
GLASS DOORS. THESE FACADE WALLS ARE
SEPERATED FROM THE TRUSS BOTOM CORDS
CREATING AN APPROXIMATE 1" GAP. THESE
WALLS ARE VISIBLY SAGGED AND DO NOT
ALLOW OPEN OF THE SLIDING DOORS. I ASKED
IF THE DOORS WERE AN ISSUE BEFORE THE
STORM EVENT AND OWNERS SAID THEY WORKED
FINE BEFORE STORM. FURTHER INVESTIGATION
SHOWS GAPS IN THE LOG CONSTRUCTION THAT
I FIRST PASSED OFF AS CONSTRUCTION
TOLERANCES. SOME OF THESE GAPS HAD BEEN
CAULKED AND SEALED AND CLOSER
OBSERVATION SHOWED THAT SOME OF THIS
SEALING WAS OPENED FURTHER. THIS LEAD ME
TO QUESTION IF THE LOG CONSTRUCTION HAS
LIFTED. WITH EVIDENCE THAT TRUSS TO LOG
CONSTRUCTION WAS RIDGID AND GAP CREATED
BETWEEN FACADE WALLS I TOOK A 24" PRY
BAR AND INSERTED INTO A 1/4" GAP BETWEEN
TOP LOG AND SECOND COURSE. WITH LITTLE
EFFORT I LIFTED TOP COURSE OF LOGS AN
ADDITIONAL 1/4". IT IS MY DETERMINATION
THAT THE LOG WALL CONSTRUCTION LIFTED IN
HIGH WIND EVENT AND REPEATED LIFTING AND
SETTLING CAUSED THE FACADE WALLS TO SAG.
WITH THIS EVIDENCE OF LOG CONSTRUCTION
FAILURE REHABILITATION OF THIS STRUCTURE
WILL REQUIRE ENGINEERED ALTERATION OF
THIS CONSTRUCTION TO MEET CURRENT WIND
LOAD REQUIREMENTS OF THE FLORIDA
BUILDING CODE. I HAVE DEEMED THE
STRUCTURE AS UNINHABITABLE AND UNSAFE
FOR HUMAN OCCUPANCY UNTIL THESE
ALTERATIONS ARE MADE.
