CODE ENFORCEMENT OFFICIAL FOR HIGHLANDS
COUNTY BOARD OF COUNTY COMMISSIONERS. A
COMPLAINT WAS RECEIVED BY OUR OFFICE FOR
A SHED STRUCTURE THAT WAS CONVERTED INTO
LIVING QUARTERS. UPON INSPECTION ON
APRIL 28, 2018 CODE ENFORCEMENT DID FIND
A SHED STRUCTURE (PERMIT PULLED FOR A
SHED IN 2003) THAT WAS LISTED FOR SALE
BY YOU.

ON APRIL 30, 2018, THE BUILDING OFFICIAL
INSPECTED THE PROPERTY TO FIND THE SAME,
PLEASE SEE ATTACHED HISTORY FOR HIS
NOTATION.

THIS PROPERTY IS IN VIOLATION OF
HIGHLANDS COUNTY LAND DEVELOPMENT
REGULATIONS, SECTIONS
12.05.300(ACCESSORY STRUCTURES) AND
12.05.210 & 12.05.211(R-1 & R-1A
RESIDENTIAL ZONING DISTRICTS) AS
ATTACHED. THE SHED STRUCTURE WILL HAVE
TO BE REMOVED FROM THE PROPERTY, TAKEN
TO A LOCATION THAT HAS A PRIMARY USE (A
HOME), AND IT CANNOT BE USED FOR LIVING
PURPOSES.

I WOULD LIKE TO ALSO CONTACT THE OWNER
TO INFORM THEM OF THE SAME. THIS
STRUCTURE WILL HAVE TO BE REMOVED FROM
THE VACANT PROPERTY ON OR BEFORE MAY 29,
2018 TO AVOID AN IMPOSITION OF A LIEN.

AT THIS ADDRESS. THE SHED APPEARS TO
HAVE BEEN CONVERTED INTO A RESIDENSE.
THIS IS NOT PERMISSIBLE AS SHEDS ARE A
CATEGORY 1 STRUCTURE AND NOT CONSTRUCTED
FOR HUMAN HABITATION. ZONING REGULATIONS
ARE ALSO AN ISSUE. STRUCTURE CAN NOT BE
HABITATED.

ABLE TO OBTAIN A SALE SHEET AT THE FRONT
OF THE PROPERTY. THIS WAS AS SHED THAT

EMAILED BLDG OFFICIAL TO INSPECT THE
PROPERTY, AND ALSO REVIEWED THE PROPERTY
WITH ZONING, AS THE STRUCTURE DOES NOT
MEET THE MIN. S/F FOR R-1, AND IT
APPEARS TO NOT MEET SET BACKS FOR A
STRUCTURE. IT APPEARS THAT IN 2003 THE
PROPERTY OWNER WAS CONTIGUOUS WITH 1722
(OWNER 1724 AT THAT TIME) BUT SINCE THEN
HAS CHANGED NAMES, AND NOW THERE IS ON A
SHED ON A PROPERTY THAT DOES NOT HAVE
THE PRIMARY USE OF AT HOME. WILL WAIT
FOR REPORT FROM THE BLDG OFFICAL TO MOVE
