THIS PROPERTY. REPORT STATES THAT
DIFFERENTIAL SETTLEMENT HAS OCCURRED DUE
TO THE PRESENCE OF HIGHLY COMPRESSIBLE
ORGANIC RICH SILT (MUCK). HOME WAS
CONSTRUCTED ON MUCK SUBSOIL. REPORT
RECOMMENDS, AT MINIMUM, HELICAL PIER
STABILIZATION TO THE SOUTHERN PORTIONS
OF THE EAST AND WEST ELEVATIONS AND THE
ENTIRE SOUTHERN ELEVATION. IT IS MY
DETERMINATION THAT DUE TO THE TEST
RESULTS SHOWING ORGANIC CONTENT 12 TIMES
ABOVE ACCEPTABLE LEVELS AT THE 2 TEST
SITES, FURTHER INVESTIGATION AND TESTING
OF SUBSOIL OF THE NORTH ELEVATION BE
COMPLETED TO DETERMINE IF STABILIZATION
OF THIS PORTION OF THE STRUCTURE IS
NEEDED ALSO. I WILL REQUIRE TESTING OF
SUBSOIL AROUND ENTIRE PERIMETER OF
STRUCTURE BEFORE ISSUING PERMIT FOR
STABILIZATION. HOME HAS BEEN CONDEMNED
FOR HUMAN OCCUPANCY ON 10/14/2017 AND
SHALL REMAIN SO UNTIL STABILIZATION OF
STRUCTURE HAS OCCURRED.
10-04-201704:31 PMINITIAL INSPECTIONMADE SITE VISIT AND SPOKE WITH OWNER.
INSURANCE REPRESENTATIVE AND ENGINEER
HAVE REPORTEDLY MADE INSPECTION. THIS
HOME HAS SUFFERED SETTLEMENT DAMAGE.
THERE IS A LARGE CRACK IN THE CONCRETE
SLAB EXTENDING FROM THE MASTER BATH
CLOSET THROUGH THE TILE FLOOR OF THE
MASTER BATH AREA. THIS IS NOT AN
EXPANSION CRACK AS IT HAS FAILED
RECENTLY AND IS GAPPED 1/4"-3/8". THE
DRYWALL HAS SEPERATED AT THE WALL
CEILING LINE AND THE CROWN MOLDING HAS
ALSO SEPERATED AT THE CEILING LINE.
THERE IS ALSO A CRACK IN THE DRYWALL
FROM THE DOOR HEADER TO THE CEILING ON
BOTH SIDES OF THE WALL ABOVE THE CLOSET
DOOR. EXTERIOR INSPECTION REVEALS THE
CONCRETE WALKWAY ALONG THE SOUTH AND
EAST SIDE OF THE HOME WITH SECTIONS
EITHER RAISED OR SETTLED WITH DIFFERING
ELEVATIONS VARYING UP TO 1 1/2". THE
EXTERIOR CONCRET BLOCK SHOWS SPAWLING
WITH 1/4" GAPS. THE ENTIRE SOUTH SIDE OF
THE STRUCTURE HAS SETTLED. CAUSE OF THIS
SETTLEMENT IS UNDETERMINED AT THIS TIME.
HOME IS UNSAFE FOR OCCUPANCY UNTIL SUCH
TIME THAT INVESTIGATION OF CAUSE OF
SETTLEMENT AND STABILIZATION OCCURS.
