REPAIRS HAVE BEEN MADE. CLOSE CASE.

THERE IS AN OBVIOUS LEAK IN THE ROOF ON
THE BACK SCREEN PORCH. DRYWALL CEILING
IS WET AND BLISTERED WITH A SMALL AREA
THAT HAS DETERIORATED TO POINT THAT
THERE IS A HOLE. TENANT REPORTS THAT
THERE IS AN ELECTRICAL BUZZING SOUND
WHEN IT RAINS BUT NO BREAKERS HAVE
TRIPPED AND ELECTRIC LIGHTS ON PORCH ARE
FUNCTIONING PROPERLY. THERE IS ALSO A
VISIBLE REPAIR OF THE CEILING IN THE
LIVING ROOM AREA. THIS AREA DOES NOT
SHOW STAINING OR WATER DAMAGE AT THIS
TIME. INSPECTION OF THE ROOF SHOWS THAT
THE FLAT ROOF SECTION OVER THE
SCREENROOM IS PONDING A SIGNIFICANT
AMMOUNT OF WATER. THIS FLAT ROOF IS WELL
WORN AND IN DIRE NEED OF REPLACEMENT. I
ALSO OBSERVED VISIBLE PATCH REPAIR
AROUND A ROOF VENT OVER THE AREA ABOVE
THE LIVING ROOM. APPARENTLY THIS VENT
HAD LEAKED AND DAMAGED THE CEILING IN
THE LIVING ROOM. ROOF IS PATCHED AND THE
CEILING HAS BEEN REPAIRED BUT OWNER
SHOULD CONFIRM THAT THE ROOF PATCH HAS
STOPPED THE LEAKING. THERE IS ALSO AN
ACCESSORY SHED STRUCTURE AT THE REAR OF
THE PROPERTY. THIS SHED CONSISTS OF TWO
PREBUILT SHED UNITS ON EITHER END AND
WHAT APPEARS TO BE A SITE BUILT SECTION
BETWEEN THESE TWO STRUCTURES. THE TWO
PREBUILT SECTIONS ARE PROPERLY ANCHORED
AND SECURE BUT THE CENTER SECTION HAS NO
FLOOR AND THE WALL SECTIONS ARE ROTTED
AND DETACHED. THIS CENTER SECTION IS A
WINDBORNE DEBRIS HAZARD AND NEEDS TO BE
DISASSEMBLED AND REMOVED.
