05-09-201705:34 PMINITIAL INSPECTIONMADE SITE VISIT AND SPOKE WITH TENANT.
THIS IS A SINGLEWIDE MOBILE HOME IN
FAIR-POOR CONDITION. THE UNIT IS
STRUCTURALLY SOUND WITH NO BROKEN PANES
OF GLASS IN THE WINDOWS BUT THERE ARE
SOME SERIOUS MAINTENANCE ISSUES. TENANT
SAYS THAT THE ELECTRIC OUTLETS IN THE
LIVING ROOM AND ALL OF THE ELECTRIC IN
THE EAST BEDROOM DOES NOT WORK. TENANT
EXPLAINED THAT TESTING SHOWS THAT
OUTLETS HAVE POWER BUT THAT NOTHING
WORKS WHEN PLUGGED INTO THEM. EXTENSION
CORDS ARE RUN FROM OTHER ROOMS TO POWER
APPLIANCES CONFIRMING LACK OF POWER. A
LARGE SECTION OF THE FLOOR IS WEAK IN
THE LIVING ROOM TO POINT THAT I NEARLY
FELL THROUGH. SMALLER AREAS OF THE FLOOR
ARE ALSO WEAK AND DANGEROUS IN THE
LIVING ROOM, KITCHEN AND THE UTILITY
ROOM AREA. THERE IS STAINING IN THE
CEILINGS OF THE LIVING ROOM AND THE
KITCHEN REVEALING ROOF LEAKS IN THESE
AREAS. INSPECTION OF THE ROOF SHOWS THAT
THE ROOF IS INTACT WITH NO MISSING
SHINGLES BUT ROOF IS IN NEED OF
REPLACEMENT. THE PLUMBING DRAIN PIPING
UNDER THE KITCHEN SINK IS LEAKING. THIS
HAS BEEN AN ISSUE FOR SOME TIME AS THE
CABINET BASE IS ROTTED FROM WATER
EXPOSURE AND THE CABINET IS COVERED WITH
MOLD. THERE WAS A LARGE BUCKET IN PLACE
TO CATCH THE WATER WHICH WAS FULL OF
WATER FROM THE DRAIN. I DID NOT WANT TO
TOUCH TO MOVE OR INSPECT FURTHER DUE TO
THE CONDITIONS IN THIS CABINET BUT IT
WOULD BE SAFE TO DEDUCE THAT THE
SUB-FLOOR UNDER THE CABINET HAS BEEN
COMPROMISED. TENANT ALSO REPORTED THAT
THE WATER SUPPLY WAS NOT POTABLE. A
SAMPLE TAKEN FROM THE KITCHEN SINK WAS
BROWN IN COLOR AND THE MASTER BATHROOM
TUB/SHOWER UNIT WAS STAINED FROM THE
WATER SUPPLY. WATER SHOULD BE TESTED.
THERE IS NO SMOKE DETECTOR IN THE
RESIDENCE AND THE FRONT FIBERGLASS STEP
UNIT HAS BROKEN AT ONE OF THE STEPS
MAKING IT DANGEROUS TO WALK ON. THE
ELECTRIC ISSUES NEED TO BE INVESTIGATED
BY A LICENSED ELECTRICIAN AND REPAIRED.
THE SUB-FLOOR NEEDS TO BE REPAIRED TO
STRUCTURAL STABILITY. THE ROOF NEEDS TO
BE REPLACED. THE PLUMBING NEEDS TO BE
REPAIRED, THE SUB-FLOOR INSPECTED AND
THE KITCHEN SINK CABINET REPAIRED. A
SMOKE DETECTOR NEEDS TO BE INSTALLED AND
THE FRONT STEPS REPAIRED OR REPLACED.
