THERE WAS AN OPEN CASE FOR THIS PROPERTY
CE16110059 FROM PREVIOUS TENANT. ALL BUT
ONE OF THE NOTED REPAIRS NEEDED FROM
THAT CASE HAVE BEEN CORRECTED AND THAT
CASE HAS BEEN CLOSED. THE ONE REPAIR
THAT WAS NOT CORRECTED IS THE SEPTIC
SYSTEM CAUSING BACKUP OF DRAINS. THIS IS
STILL A PROBLEM AND NEEDS TO BE
ADDRESSED. THE SEPTIC TANK IS CLERLY
VISIBLE IN THE REAR YARD. THE LID
SECTIONS ARE NOT SEALED CAUSING THE DIRT
ABOVE THE TANK TO WASH INTO THE SEPTIC
TANK. THIS LEAVES LINES OF WASHOUT WHERE
GROND IS DEPRESSED AND THE TANK LID
EXPOSED. THE DIRT THAT HAS WASHED INTO
TANK IS CAUSING THE MALFUNCTION OF THE
SYSTEM. THE SEPTIC TANK NEEDS TO BE
PUMPED AND THE LIDS SEALED FOR PROPER
FUNCTION. THIS IS A RELATIVELY MINOR
REPAIR BUT NEEDS TO BE ADDRESSED IN A
TIMELY MANNER TO PREVENT DAMAGE FROM
SEWAGE BACKUP INSIDE RESIDENCE. THE
OTHER CONCERN OF THIS NEW TENANT IS
WATER DAMAGE FROM THE A/C SYSTEM IN THE
CLOSET OF THE BACK BEDROOM. UPON
INVESTIGATION IT APPEARS THAT THE
CONDENSATION DRAIN LINE FROM THE AIR
HANDLER HAS BECOME DISCONNECTED AT A
JOINT AND TH CONDENSATION IS DISCHARGING
ONTO THE CEILING OF THE CLOSET. THIS HAS
CAUSED STAINING, SOME MOLD AND DAMAGE TO
TH CLOSET DOOR. REPAIRS WILL BE A SIMPLE
FIX TO THE DRAIN LINE BUT HAS BEEN
IGNORED BY THE MANAGEMENT COMPANY WHICH
HAS LEAD TO FURTHER DAMAGE AND MOLD
CONCERNS. AT THIS POINT THE MOLD
CONCERNS ARE MINOR AND NOT A HEALTH
ISSUE. AS AN ADDED NOTE, DURING REPAIR
OF THIS CONDENSATION LINE THIS LINE
SHOULD BE INSULATED TO PREVENT
CONDENSATION IN ATTIC SPACE. THIS WILL
BE EASILY ACCOMPLISHED DURING REPAIR.
THE SEPTIC TANK NEEDS TO BE ADDRESSED
AND THE DRAIN LINE REPAIRED TO PREVENT
FURTHER DAMAGE.
