TENANT COMPLAINT. LANDLORD IS MIKE NAGEL, WITH
PEACELAND PROPERTIES.
FIRE DEPARTMENT TOLD THEM THAT IS NOT SAFE TO LIVE
THERE. CENTRAL AIR DRIPS ON WIRING AND CAUSES
SPARKS. FIRE DEPT TOLD THEM TO CALL BLDG DEPT.
PLACE IS UNSAFE. BLACK MOLD ON WALLS ETC. FROM
LEAKING A/C. NO SCREENS IN THE WINDOWS, YOU HAVE
TO PUT SOMETHING IN THE WINDOWS TO PROP THEM OPEN.
OTHER AREAS OF ELECTRICALLY PROBLEMS, NO LIGHTING
IN MASTER BEDROOM, ETC. NO LIGHTING IN THE KITCHEN
ETC.

MAINTENANCE MAN/ ELECTRICIAN WAS THERE
AND HAD INVESTIGATED THE ELECTRIC
ISSUES. THE A/C AIR HANDLER CONDENSATION
WAS DRIPPING ON TOP OF THE WATER HEATER
AND WATER HAD COLLECTED IN WIRE BOX TO
CAUSE SHORT CIRCUITING. WIRING HAD BEEN
REPAIRED BUT A/C UNIT NEEDS TO BE
SERVICED AS UNIT HAS BEEN RUN WITHOUT
FILTER CAUSING THE COILS TO COLLECT DIRT
CAUSING EXCESSIVE MOISTURE/
CONDENSATION. WINDOWS DO NOT HAVE
OPERATORS TO HOLD IN OPEN POSITION. THIS
IS A VIOLATION OF STANDARD HOUSING CODE
SECTION 12.19.305. TENANT ALSO POINTED
OUT THAT KITCHEN LIGHT DID NOT WORK.
INVESTIGATION SHOWED THAT WIRING WAS
ENERGIZED CORRECTLY AND THAT WIRING AT
FIXTURE WAS NOT CONNECTED. TENANT ALSO
SHARED THAT ELECTRICAL LIGHT SWITCH IN
MASTER BEDROOM CONTROLED THE BRANCH
CURCUIT TO THE 2ND BEDROOM.
INVESTIGATION REVEALED THAT MASTER
BEDROOM OUTLET THAT SWITCH CONTROLED WAS
WIRED WRONG CAUSING THIS ISSUE. NEITHER
OF THESE ELECTRICAL ISSUES ARE SAFETY
CONCERNS. THE TILE BACK SPLASH IN THE
TUB/SHOWER IS DAMAGED AROUND THE VALVE
LEAVING A HOLE AROUND THE VALVE ALLOWING
WATER INTRUSION INTO WALL CAVITY. THIS
NEEDS TO BE REPAIRED AS OVER TIME THIS
WILL CAUSE STRUCTURAL DAMAGE TO WALL
FRAMING.
