TENANT COMPLAINT. KRYSTAL NILSEN, 863-840-5520.
PROBLEM WITH DUPLES, OWNER DID REMODEL WORK IN
2012, NO PERMITS ON FILE FOR ANYTHING. DUPLEX IS
IN BAD CONDITION. THERE IS ISSUES WITH THE
PLUMBING, ROOF COLLAPSED IN KIDS ROOM, THEY
PATCHED IT, NO PERMITS, THE A/C DOES NOT WORK,
THERE ARE NO SMOKE DETECTORS. SOME WINODWS OPEN,
SOME DONT, SOME ARE MISSING SCREENS. SOME ELECTRIC
OUTLETS DONT WORK. SEPTIC BACKS UP INTO THE HOME.

CORRECTED. A SHOWER VALVE HAS BEEN
INSTALLED IN THE FRONT BATHROOM
TUB/SHOWER. THE TOILETS HAVE BEEN
REPAIRED. NEW TENANT REPORTS NO ISSUES
WITH THE ELECTRICITY SO THAT HAS BEEN
REPAIRED. THE A/C UNIT WAS RUNNING AND
COMPRESSOR IS WORKING PROPERLY. THE SLAB
AT THE SIDE ENTRY HAS BEEN REPAIRED AND
THE POSTS AND ROOF STRUCTURE ARE
STRUCTURALLY SOUND. THE ONLY ISSUE
UNRESOLVED IS THE SEPTIC SYSTEM WHICH IS
POINT OF CONCERN OF NEW COMPLAINT. I
WILL CLOSE THIS CASE WITH NOTE TO REFER
TO CE17040360.
12-07-201605:13 PMUPDATE/NOTESSPOKE WITH TENANT CRYSTAL. THEY HAVE
MOVED OUT AND SHUT OFF THE WATER AT THE
METER DUE TO WATER FLOODING THE BACK
YARD. THEY DID NOT REMOVE THEMSELVES
FROM THE ACCOUNT WITH THE UTILITY
COMPANY AND SOMEONE HAS TURNED THE WATER
BACK ON. ALLEDGEDLY WHEN THEY TURNED
THEIR WATER OFF THE ADJOINING SIDE OF
THE DUPLEX WAS WITHOUT WATER IN AREAS.
WITH WATER BACK ON THEY ARE NOW
RESPONSIBLE FOR HIGH WATER BILL.
EXPLAINED THAT I DID NOT HAVE THE
ABILITY TO REQUIRE REPAIR OF CROSS
CONNECTION OF WATER SUPPLY AT THIS SITE.
CRYSTAL WAS FINE WITH THAT AND HAS
APPARENTLY REMOVED HERSELF FROM THE
UTILITY ACCOUNT. CRYSTAL JUST WANTED
SOMEONE TO KNOW THAT THIS WAS A PROBLEM
WITH THIS PROPERTY AND THAT AN EMPLOYEE
OF THE UTILITY COMPANY SAID THAT THERE
WERE OTHER SITES OWNED BY THIS LANDLORD
WITH THE SAME ISSUE.

TO TALK TO THE BUILDING OFFICIAL. THEY
SHUT THE WATER OFF WHEN THEY MOVED OUT,
BUT SOMEONE TURNED THE WATER IS STILL
RUNNING AND NOW OWE A BIG BILL, THEY
WENT TO PLACID LAKES UTILITIES ABOUT
THIS AND THEY TOLD THEM THAT IT IS JUST
ONE WATER METER ON THE DUPLEX ETC,
NATHAN AT PLACID LAKES UTILTIES.

11-21-201604:27 PMINITIAL INSPECTIONTHIS IS A TWO BEDROOM DUPLEX IN FAIR
CONDITION. THERE IS NO SMOKE DETECTOR,
THE SHOWER VALVE IS MISSING FROM THE
FRONT BATHROOM TUB/SHOWER UNIT. BOTH
TOILETS REPORTEDLY NEED FLAPPERS CAUSING
WATER TO RUN CONSTANTLY. TENANT SAYS
THAT THE SEPTIC SYSTEM DOES NOT FUNCTION
PROPERLY CAUSING BACK UP IN SHOWER OF
REAR BEDROOM. POWER WAS TURNED OFF BUT
TENANT REPORTS THAT ELECTRICAL OUTLETS
WORK INTERMITTENTLY AND A/C COMPRESSOR
FAN MOTOR DOES NOT WORK PROPERLY. WITH
A/C NOT WORKING SCREENS ARE REQUIRED ON
THE WINDOWS. SOME ARE MISSING AND ONE
WINDOW HAS A BROKEN GUIDE. THE SLAB ON
THE ENTRY PORCH HAS SETTLED AND CRACKED
COMPROMISING THE FOUNDATION OF THE
SUPPORT POST. THIS IS CAUSING STRUCTURAL
FAILURE OF THE PORCH ROOF AND NEEDS TO
BE REPAIRED IN A TIMELY MANNER.
RECONNECTION OF ELECTRICAL SERVICE WILL
REQUIRE A FULL INSPECTION OF THE
ELECTRICAL AND PLUMBING SYSTEMS AND
STRUCTURAL REPAIR OF THE FRONT PORCH.
