FOR DEMOLISHING THE GARAGE AND HAULING

THERE ARE A LOT OF ISSUES WITH THE
PREVIOUS OWNERS, AND HE WAS DOING HIS

WITH WOOD TRISS SYSTEM THAT HAS
SUSTAINED SIGNIFICANT FIRE DAMAGE. THE
FIRE APPARENTLY STARTED IN THE GARAGE ON
THE EAST SIDE OF THE STRUCTURE. THE ROOF
SYSTEM OF THIS AREA HAS BURNED AND
COLLAPSED CAUSING STRUCTURAL DAMAGE TO
THE CBS WALLS. THE WOOD TRUSS SYSTEM HAS
SUSTAINED FIRE DAMAGE EXTENDING WESTWARD
INTO THE LIVING AREA OF THE STRUCTURE
APPROXIMATELY 20'. CLUTTER AND DEBRIS
RESTRICTS ACCESS TO FULLY INSPECT EXTENT
OF DAMAGE. THE DRYWALL CEILING HAS BEEN
REMOVED EXTENSIVELY DURING FIRE FIGHTING
ACTIVITY. THIS DRYWALL REMOVAL IN
CEILINGS AND WALLS EXTENDS THROUGHOUT
THE STRUCTURE TO WEST SIDE OF STRUCTURE.
THE ELECTRICAL, MECHANICAL AND PLUMBING
SYSTEMS HAVE BEEN COMPROMISED BY FIRE
AND WILL HAVE TO BE REPAIRED OR
COMPLETELY REPLACED. THE CBS ON THE EAST
SIDE WILL HAVE TO BE REMOVED AND
REPLACED WITH ENGINEERED NEW
CONSTRUCTION. THE ENTIRE TRUSS SYSTEM
WILL HAVE TO BE INSPECTED WITH
ENGINEERED REPAIRS AND/OR REPLACEMENT.
THE SWIMMING POOL AREA IS OPEN AND
ACCESSIBLE WITH CLUTTER AND DEBRIS
SCATTERED ABOUT. THE POOL EQUIPMENT IS
NOT OPERABLE DUE TO ELECTRIC SERVICE
BEING DISCONNECTED ALLOWING POOL WATER
TO BECOME STAGNANT. THE PREMISES ARE
OVER GROWN WITH HIGH GRASS AND WEEDS. IT
APPEARS THAT MOWING HAS BEEN ATTEMPTED
IN AREAS BUT HAS NOT BEEN COMPLETED. IT
IS MY OPINION THAT REPAIRS TO THIS
STRUCTURE WILL EXCEED 50% OF APPRAISED
VALUE AND THEREFORE WOULD RECOMMEND
DEMOLITION AND REMOVAL FROM PROPERTY
ALTHOUGH REPAIR IS POSSIBLE. REPAIR OF
STRUCTURE WILL REQUIRE STRUCTURALLY
ENGINEERED REPAIRS TO THE WALL
STRUCTURE, THE ROOF SYSTEM AND THE
ELECTRICAL, MECHANICAL AND THE PLUMBING
SYSTEMS.
TO BE CLEAR, RECOMMENDATION IS TO
DEMOLISH AND REMOVE STRUCTURE BUT REPAIR
IS POSSIBLE WITH ENGINEERED
DOCUMENTATION. IF REPAIR OF STRUCTURE IS
DESIRED IMMEDIATE ACTION IS REQUIRED TO
SECURE STRUCTURE AND THE POOL AREA FROM
ACCESS. ALL ENTRY POINTS TO POOL AREA

CONDITION. POWER LOOKS TO BE
