WHAT FAMILY PROBLEMS EXIST. HOME WAS IN
GOOD CONDITION AND MOLD EVIDENCE WAS
SUSPECT. I WILL CLOSE THIS CASE.
08-09-201604:40 PMINITIAL INSPECTIONTHIS IS A MOBILE HOME IN GOOD CONDITION.
THERE ARE AREAS OF THE FLOOR THAT ARE
DETERIORATED TO POINT OF FAILURE. ONE OF
THESE AREAS HAS A HOLE WHERE SOMEONE HAS
FALLEN THROUGH. OTHER AREAS ARE VISIBLY
DETERIORATED AND I WAS UNABLE TO PLACE
MY WEIGHT ON THEM WITHOUT FALLING
THROUGH. THESE AREAS ARE IN THE DINING
ROOM AREA AND THE LAUNDRY ROOM WITH
SMALLER AREAS IN THE BEDROOM. THE BOTTOM
OF THE BASE CABINET IN THE BATHROOM IS
ALSO ROTTED AND FALLEN EXPOSING THE
SUB-FLOOR BENEATH. THERE IS ALSO
EVIDENCE THAT THE SKY LIGHTS IN THE
CEILING HAVE LEAKED AS STAINING ON THE
CEILING IS PRESENT. OWNERS BROTHER SAYS
THAT A NEW ROOF HAS BEEN INSTALLED AND
THE SKY LIGHTS WERE REPLACED AND DO NOT
LEAK NOW. WHILE THESE ITEMS ARE A
CONCERN THEY CAN BE REPAIRED AT MINOR
COSTS. THE OWNERS BROTHER WAS HOPING TO
HAVE THE MOBILE CONDEMNED DUE TO THE
PRESENCE OF MOLD. HE PROVIDED ME WITH A
MOLD REPORT THAT INDICATES THE PRESENCE
OF 5 TYPES OF MOLD IN DIFFERENT AREAS OF
THE HOME. NOT BEING A MOLD CERTIFIED
INSPECTOR I DO NOT KNOW THE DEGREE OF
HAZARDOUS CONDITIONS REPRESENTED BY THE
PRESENCE OF THESE TYPES OF MOLD NOR THE
PROCESS OF ERADICATION OF THEM. THE
REPORT PROVIDED TO ME STATES: "THIS TEST
KIT IS NOT DESIGNED TO DETERMINE ANY
HEALTH EFFECTS OR RISK FROM EXPOSURE TO
MOLD GROWING IN YOUR HOME." "YOU MAY
ALSO WANT TO CONSIDER HIRING A QUALIFIED
INDOOR AIR QUALITY CONSULTANT TO PERFORM
AN INDOOR AIR QUALITY ASSESSMENT OF YOUR
HOME."
A WEBSITE IS PROVIDED FOR QUALIFIED
CONSULTANTS. THE MOBILE IS STRUCTURALLY
SOUND EXCEPT FOR THE FLOORING AND I AM
UNABLE TO CONDEMN THE STRUCTURE WITH
CURRENT INFORMATION. ERADICATION COSTS
MAY EXCEED APPRAISED VALUE OF THE HOME
AND CONDEMNATION MAY NEED TO BE
RECOMMENDED BUT ERADICATION PROCEDURES
AND COSTS ARE UNDETERMINED AT THIS
POINT. OWNER WILL HAVE TO SUBMIT
PROFESSIONAL RECOMMENDATIONS AND COSTS
ESTIMATES FOR FURTHER CONSIDERATION.
