VISIT. THIS IS A SINGLE WIDE MOBILE HOME
IN POOR CONDITION. THE EXTERIOR WALL ON
THE WEST SIDE HAS SUFFERED WATER
INTRUSION COMPROMISING THE FRAME
STRUCTURE ATTACHMENT TO THE FLOOR
FRAMING ALONG THE SOUTHERN 1/3 OF THE
WALL. ONE WINDOW HAS A BROKEN PANE OF
GLASS AND ANOTHER BATHROOM WINDOW HAS
BEEN MECHANICALLY FASTENED IN THE CLOSED
POSITION LEAVING NO VENTILATION IN THE
HALL BATHROOM. ANOTHER WINDOW HAS HAD
THE SASH REMOVED AND A WINDOW A/C UNIT
INSTALLED WITH PLYWOOD USED AS INFILL.
OTHER WINDOWS ARE ALSO INOPERABLE. THERE
ARE SEVERAL ELECTRIC OUTLETS AND LIGHT
FIXTURES THAT ARE NOT FUNCTIONAL. A
COMPLETE INSPECTION OF THE ENTIRE
ELECTRICAL SYSTEM WILL NEED TO BE
PERFORMED AND CERTIFIED BY A LICENSED
ELECTRICIAN. THE CEILINGS SHOW SIGNS
THAT THE ROOF LEAKS AND SHOULD BE
INVESTIGATED AND REPAIRED. THE FRONT AND
REAR PORCHES STAIRWAYS AND RAILINGSDO
NOT MEET CODE REQUIREMENTS AND ARE
DILAPIDATED TO POINT OF COLLAPSE FROM
STRUCTURAL FAILURE. THE FRONT AND REAR
EXTERIOR DOORS ARE NOT WEATHERTIGHT AND
HAVE ALLOWED WATER INTRUSION
COMPROMISING THE WALL FRAMING AROUND
THEM AND THE FLOOR SYSTEM BENEATH THEM.
THERE ARE NO WINDOW SCREENS INSTALLED ON
THE WINDOWS. THE INTERIOR WALLS HAVE
BEEN PATCHED WITH SOME NEW PANELING IN
AREAS BUT THE WALL FRAMING BEHIND WAS
NOT REPAIRED LEAVING GAPS AND LOOSE
FINISH REPORTEDLY ALLOWING RODENT
ACCESS. THE FLOOR HAS SEVERAL HOLES AND
SOFT ROTTED AREAS ALLOWING ACCESS TO
EXTERIOR ENVIRONMENT BENEATH HOME.
INTERIOR DOORS ARE EITHER MISSING
COMPLETELY OR DO NOT HAVE HARDWARE
INSTALLED ON THEM. THE BATHROOM DOOR
DOES NOT AFFORD PRIVACY AS LATCH AND
LOCK ARE INOPERABLE. THE SKIRTING IS
MISSING ON THE EAST SIDE OF THE UNIT. IT
MY OPINION THAT REQUIRED REPAIRS TO THIS
MOBILE HOME WILL WELL EXCEED 50% OF THE
APPRAISED VALUE OF THIS MOBILE HOME AND
RECCOMEND DEMOLITION AND REMOVAL FROM
THE SITE. OWNERS MAY CHOOSE TO
REHABILITATE AND THIS IS AN OPTION BUT
WOULD REQUIRE PERMITTING AND INSPECTION
OF REPAIRS, CERTIFICATION OF THE ENTIRE
ELECTRICAL SYSTEM BY A LICENSED
ELECTRICAL CONTRACTOR AND FULL
COMPLIANCE WITH STANDARD HOUSING CODE
BEFORE HABITATION. I WILL POST THIS
PROPERTY AS UNINHABITABLE UNTIL REPAIRS
ARE MADE.

APPEARS THEY ARE GOING AROUND THE STUFF
INSTEAD OF REMOVING THE DERBIS AND
MRWING THE GRASS/ HE STATED HE WILL HAVE
IT ALL TAKEN CARE EXCEPT THE FRIDGE /HE
STATED THE LANDLORD JUST REPLACED THE
FRIDGE AND LEFT THIS ONE IN THE YARD /
WE SEALED IT UP WITH THE STRAPPING TAPE
AND I WILL GIVE HIM A CHANCE TO REMOVE
