CORNER OF THE ROOF AND SOME WOOD SIDING
MISSING EXPOSING WOOD STUDS THAT NEED TO
BE REPLACED. CALLED MRS. MUNOZ WHO WAS
ASKING ABOUT THE PLUMBING ISSUES.
EXPLAINED TO HER THAT THERE WAS OPEN
PLUMBING PIPING IN THE LAUNDRY ROOM AREA
AND THAT THIS NEEDED TO BE CAPPED TO NOT
ALLOW SEWER GASSES IN THE HOME AND TO
CHECK THE WATER SUPPLY LINES TO BE SURE
THEY WERE CAPPED TO NOT FLOOD HOUSE WHEN
WATER IS TURNED ON. AS FAR AS THE MAIN
HOUSE STRUCTURE REPAIRS HAVE BEEN
COMPLETED AND BROUGHT INTO COMPLIANCE.

SHOWS SIGNS OF WATER DAMAGE FROM
EXTENDED WATER INTRUSION. OTHER
CEILING
TILES SHOWS SIGNS OF WATER DAMAGE. THE
PLUMBING SYSTEM IS SUSPECT AS TO
FUNCTIONALLITY WITH SEVERAL OPEN DRAIN
PIPES WHERE UTILITY ROOM HAS BEEN
RELOCATED AND BATHROOM ADDED. THE
KITCHEN AREA WAS NEARLY UNENTERABLE AS
SMELL OF ROTTING FOOD WAS RAMPANT
BECAUSE REFRIGERATOR WAS STANDING OPEN
AND UNPLUGGED WITH FOOD STILL PRESENT.
THERE ARE TWO OUT BUILDINGS. ONE OLD
METAL SHED THAT DOES NOT MEET CODE
REQUIREMENTS AND ANOTHER WOOD FRAMED
BUILDING THAT THE CORNER OF THE ROOF HAS
COLLAPSED. I COULD NOT ENTER EITHER OF
THESE STRUCTURES AS THE WEEDS AND
DEBRIS
WERE TO THICK TO TRAVERSE. THERE IS
ALSO A BOAT DOCK AT THE WATER LINE THAT
HAS DETERIORATED AND HAS FALLEN APART.
I COULD NOT ACCESS THE DOCK EITHER FROM
THE WEEDS AND DEBRIS. THE PREMISES ARE
OVERGROWN AND UNKEPT. NEIGHBOR SAYS HE
HAS TO SHOOT SNAKES COMING FROM THIS
YARD CONSTANTLY. THE DOCK AND TWO OUT
BUILDINGS WILL HAVE TO BE REMOVED FROM
SITE. IT IS MY OPINION THAT COST OF
REPAIR OF THE HOUSE ITSELF WOULD EXCEED
50% OF APPRAISED VALUE OF PROPERTY AND
THEREFORE WOULD RECOMMEND DEMOLITION OF
ALL STRUCTURES FROM PROPERTY. IF
REHABILITATION IS DESIRED THE ROOF WILL
HAVE TO BE REPLACED, THE PLUMBING,
ELECTRICAL AND MECHANICAL SYSTEMS WILL
HAVE TO BE INSPECTED/REPAIRED AND
CERTIFIED BY LICENSED PROFESSIONALS.
THE SCREENROOM DECKING WILL HAVE TO BE
STABILIZED AND THE SCREENING REPAIRED
AND THE FIXED GLASS WINDOWS WILL HAVE
TO
BE REINSTALLED TO BE MADE WEATHERTIGHT
AND CODE COMPLIANT. ALSO THE EXTERIOR
SIDING WILL HAVE TO BE MADE RODENT
PROOF
AND BE PAINTED.
