SIGNS OF WATER DAMAGE EXISTED TO FRAMING
MEMBERS.

CHECKED AND SHINGLES REPLACED TO CODE.
HE STATED THAT HE WOULD CORRECT ISSUES
AND CALL WHEN COMPLETED.
12-17-201501:05 PMINITIAL INSPECTIONMADE SITE VISIT ON THE 15TH AND 16TH
UNABLE TO FIND ANYONE HOME. CALLED SETH
AT AP CODE AND OBTAINED PHONE NUMBER FOR
TENANT AND WAS ABLE TO DO INTERIOR
INSPECTION TODAY. THIS IS A CBS
RESIDENCE WITH SHINGLED ROOF. THE
STRUCTURE DOES NOT SHOW ANY SIGNS OF
SETTLEMENT OR STRUCTURAL STRESS. THE
WINDOWS HAVE RECENTLY BEEN REPLACED AS
THEY ARE NEWER MODEL UNITS WITH LOE
STICKERS STILL ATTACHED TO THE UNITS.
THE SHINGLES ON THE ROOF HAVE RECENTLY
BEEN INSTALLED. BOTH OF THESE ADDITIONS
SHOULD HAVE BEEN PERMITTED BUT NO
PERMITS ARE ON FILE. THE SHINGLES HAVE
BEEN INSTALLED OVER THE EXISTING
SHINGLES WHICH IS NOT ALLOWED PER
FLORIDA BUILDING CODE AND THERE ARE SOME
AREAS THAT THE ROOF SHEATHING IS
QUESTIONABLE AS TO STRUCTURAL STABILITY.
THE ROOF WILL HAVE TO BE REMOVED AND
REPLACED PER CODE REQUIREMENT WHICH
ALLOWS INSPECTION OF ROOF DECKING. THIS
WILL REQUIRE PERMITTING. THE BRACKETS
HOLDING THE RISER OF THE ELECTRIC
SERVICE HAVE DETACHED FROM THE WALL
ALLOWING THE RISER TO BECOME
UNSUPPORTIVE OF SERVICE WIRING. IT IS
LEANING AND NEEDS TO BE REATTACHED TO
THE STRUCTURE. THE SERVICE WIRES ARE
ALSO RUNNING THROUGH A TREE AND THE
LIMBS OF THE TREE ARE IN CONTACT WITH
THE WIRES CAUSING MORE STRESS ON THE
DETACHED RISER. THE TREE LIMBS NEED TO
BE TRIMMED AWAY FROM THE SERVICE WIRES.
THERE ARE AREAS OF THE SOFFIT THAT ARE
OPEN INTO THE ATTIC AREA OF THE HOME.
THESE AREAS NEED TO BE REPAIRED AND MADE
RODENT PROOF. THE SCREENING IN THE
ATTACHED SCREENROOM IS COMPLETELY
MISSING AND NEEDS TO BE REPLACED. THE
INTERIOR OF THE HOME SHOWS SIGNS OF
WATER INTRUSION AT THE FLOOR LEVEL
AROUND THE EXTERIOR WALLS. THIS IS MOST
LIKELY CAUSED BY WATER CONDENSATION
THROUGH THE BLOCK WALLS AND CAN BE
ELEVIATED BY PROPER PAINTING OF THE
EXTERIOR OF THE HOME. TENANT SAYS THAT
THE PLUMBING DRAIN LINES IN THE ENTIRE
HOME BACK UP WHEN USED AND THE TOILET
LEAKS AROUND THE BASE WHEN FLUSHED. THE
PLUMBING NEEDS TO BE
INVESTIGATED/REPAIRED AND CERTIFIED BY A
LICENSED PLUMBING PROFESSIONAL. THIS
NEEDS TO BE DONE BEFORE HOME CAN BE
HABITABLE. TENANT SAID SHE WAS MOVING
OUT. SHE WILL CALL ME WHEN SHE DOES AND
I WILL DEEM THIS PROPERTY UNINHABITABLE
UNTIL THESE ISSUES ARE RESOLVED.
