TENANT COMPLAINT. LIVED IN FOR TWO YEARS. MOLD
UNDER TUB. OLD TUB WAS CRACKED AND LEAKED. OWNER
REPLACED TUB BUT MADE NO REPAIRS TO THE FLOORIG
DAMAGED BY WATER AND MOLD, WATER DAMAGE GOES INTO
ROOM ON OTHER SIDE OF BATHROOM. SOME ELECTRICAL
PROBLEMS, CEILING FAN SPARKS WHEN YOU TURN IT ON.

MADE. MADE SITE VISIT TO DO INSPECTION.
TENANT WAS HOME AND ALLOWED ME TO MAKE
INSPECTION. ITEMS NOTED HAD BEEN
REPAIRED. TENANT BECAME BELLIGERENT
ABOUT MOLD IN THE ATTIC. I TRIED TO
EXPLAIN THAT THE POSSIBILITY OF MOLD WAS
MINUTE AND THAT THE OWNER HAD SAID THAT
THE ROOFER HAD BEEN CALLED BACK OUT TO
CHECK FOR MOLD AND THAT HE HAD REPORTED
NONE. OWNER HAD WARNED ME THAT TENANT
WAS SERVED NOTICE OF NONRENEWAL OF LEASE
AND MAY BE UPSET. HE WAS AND DEMANDED
THAT IT WAS THE COUNTIES RESPONSIBILITY
TO CHECK THE MOLD FOR HIM. I EXPLAINED
THAT NO ONE AT THE COUNTY LEVEL WAS
CERTIFIED TO DETERMINE TYPE OF MOLD IF
PRESENT AT ALL AND THAT MOLD NEEDED A
WATER SOURCE TO SURVIVE THEREFORE EVEN
IF MOLD WAS PRESENT FROM ROOF LEAKS IT
WOULD NOT BE HARMFUL. MY PERCEPTION WAS
THAT HE WAS JUST LOOKING FOR SOMETHING
TO BE A PEST TO THE LANDLORD AND WAS NOT
GOING TO SUBJECT MYSELF INTO THAT
QUARREL. HE THREATENED THAT HE HAD ME
ON TAPE SAYING THAT MOLD WOULD NOT BE
HARMFUL TRYING TO DRAW ME INTO HIS
ANGER. AT THAT POINT I SAID "DO WHAT
YOU HAVE TO DO" AND WALKED TO MY VEHICLE
AND LEFT. REPAIRS HAVE BEEN MADE.

11-23-201507:37 AMINITIAL INSPECTIONMADE SITE VISIT AND SPOKE WITH TENANT.
THE DUPLEX HAS A NEW ROOF INSTALLED, A
NEW SHOWER UNIT IN THE MASTER BATHROOM
INSTALLED AND THE BASE CABINET UNDER THE
KITCHEN SINK HAS HAD THE BOTTOM SECTION
REPLACED. THE TENANT WAS COMPLAINING
THAT THE INSTALLERS HAD NOT TREATED THE
MOLD IN THE ATTIC AND UNDER THE
TUB/SHOWER UNIT AND UNDER THE CABINET
BASE. I OBSERVED NO MOLD VISIBLE.
TENANT POINTED OUT STAINING IN THE
CEILING FROM WHERE THE ROOF HAD LEAKED.
THESE ARE WATER STAINS AND NOT MOLD IN
MY OPINION. I TOLD TENANT THAT MOLD
INVESTIGATION WOULD HAVE TO BE PERFORMED
AND THAT THE COUNTY DOES NOT PERFORM
THESE TYPE OF INSPECTIONS. WHILE THERE
I DID OBSERVE OPEN WIRING AT THE FOYER
LIGHT. A LIGHT FIXTURE NEEDS TO BE
INSTALLED AT THIS LOCATION OR THE WIRES
NEED TO BE CAPPED OFF AND A PLATE
INSTALLED OVER THE ELECTRICAL BOX. I
ALSO OBSERVED AN OPEN SECTION IN THE
SOFFIT AREA BY THE A/C COMPRESSOR. THIS
AREA NEEDS TO HAVE THE ALUMINUM SOFFIT
REPLACED TO CLOSE ACCESS TO ATTIC AREA.
TENANT SAID THAT THE LIGHT FIXTURE IN
THE BEDROOM FAN SPARKS WHEN TURNED ON.
THIS SHOULD BE INVESTIGATED AND
REPAIRED. I ALSO OBSERVED HOLES IN THE
WALLS THAT NEED TO BE REPAIRED.
