SOME OF THE WINDOWS DONT HAVE SCREENS, IF YOU OPEN
THE FRONT WINDOWS THEY FALL OUT, SOME WINDOWS ARE
SEALED SHUT WITH SCREWS OR CAULKING.
THERE BLACK MOLD IN THE HOUSE MAKING KIDS SICK.

RANGING FROM EXPOSED WIRING TO PLATES
MISSING ON OUTLETS. TENANT SAYS THE
SWITCH TO THE FAN AND LIGHT IN THE
LIVING ROOM IS IN THE NEIGHBORING
APARTMENT. THERE IS A LEAK UNDER THE
KITCHEN SINK THAT HAS CAUSED
SUBSTANTIAL
DAMAGE TO THE CABINET AND MOLD GROWTH.
CLEAN DISHES, PLATES AND POTS AND PANS
WERE STORED ON THE CABINET TOPS AND
TENANT SAID THE CABINETS WERE UNUSABLE
DUE TO ROACH INFESTATION. WHEN I
OPENED
TWO OF THE CABINET DOORS AN ESTIMATED

ROACHES WERE OBSERVED IN EACH CABINET.
THE SLIDING GLASS DOORS ARE OPERABLE
BUT
DO NOT ALIGN LEAVING GAPS TO EXTERIOR
ENVIRONMENT AND DOORS UNLOCKABLE. THE
WINDOWS, ALTHOUGH NEWER MODELS, DO NOT
OPERATE PROPERLY AS THE SASHES FALL OUT
WHEN OPENED. THE UTILITY ROOM HAS MANY
CODE VIOLATIONS INCLUDING FAULTY
WIRING,
THE DRYER VENT DOES NOT VENT TO EXTERIOR
ENVIRONMENT AND THE WASHER DISCHARGES
TO
THE SIDEWALK AT THE REAR OF THE
APARTMENT. BOTH TUB/SHOWER AREAS LEAK
THROUGH WALLS WHEN USED. FLOORING HAS
BEEN REMOVED AROUND ONE OF THE BATH
AREAS LEAVING CONCRETE SLAB EXPOSED
BECAUSE OF THE CONSTANT LEAKS. TENANT
SAYS THE SHOWERS DO NOT DRAIN AND BACK
UP WHEN USED WHICH LEAD ME TO
INVESTIGATE THE SEPTIC SYSTEM. THE
BACK
YARD AREA HAS SEVERAL DEPRESSIONS AND
ODOR LEADING ME TO BELIEVE THE SEPTIC
SYSTEM IS BROKEN AND NON-WORKING. THE
BATHROOM CABINET IS SET APPROXIMATELY

AWAY FROM THE WALL AS IF PULLED OUT TO
REPAIR PLUMBING IN THE WALL AND REPIPED
IN NEW POSITION. THE ODOR OF THE HOUSE
AND PLUMBING ISSUES LEADS ME TO SUSPECT
MOLD PRESENT. THE TENANT SAID THEY
WERE
LOOKING TO MOVE AND HAD BEEN SERVED
EVICTION NOTICE. I LEFT CARD WITH
TENANT AND THEY WILL ALERT ME WHEN THEY
HAVE FOUND A NEW APARTMENT. AT THAT
TIME I WILL POST THIS PROPERTY AS
UNINHABITABLE UNTIL CORRECTIONS ARE
MADE. I DISCUSSED TIME FRAME OF MOVE
WITH TENANT AND DETERMINED NOT TO
PLACARD AT THIS TIME SO AS NOT TO PUT
TENANT ON THE STREET.
REPAIRS THAT WILL NEED TO BE MADE BEFORE
OCCUPATION ARE; SEPTIC SYSTEM WILL
HAVE
TO BE INSPECTED AND CERTIFIED. THE
COMPLETE ELECTRICAL SYSTEM WILL HAVE TO
BE BROUGHT INTO CODE COMPLIANCE. THE
WINDOWS WILL HAVE TO BE REPAIRED. THE
DRYER VENT WILL HAVE TO BE VENTED TO
EXTERIOR. THE WASHING MACHINE
DISCHARGE
WILL HAVE TO BE MADE CODE COMPLIANT.
THE TUB/SHOWER AREAS WILL HAVE TO BE
REPAIRED TO NOT ALLOW LEAKS AND THE
PLUMBING SYSTEM WILL HAVE TO BE
INSPECTED TO ASSURE PROPER FUNCTION.
THE STRUCTURE WILL HAVE TO BE TREATED
FOR THE ROACH INFESTATION.
