TENANT COMPLAINT, MAIN HOUSE. THE PANTRY AND THE
UPSTAIRS BATHROOM LEAKS DOWN INTO THE PANTRY.
THERE ARE OTHER PROBLEMS UPSTAIRS BUT THE TENANT
CANT GO UPSTAIRS, SHE IS HANDICAPED. THERE ARE
KIDS IN HOUSE.

FROM CONVERSATION TENANT IS MOVING OUT
AND HAS POSSIBLY HAD SOME ISSUES WITH
THE LANDLORD AND WANTED TO DOCUMENT
ISSUES WITH HOUSE FOR FUTURE TENANTS.
SAID THEY HAD A LEAK IN UPSTAIRS
BATHROOM THAT CAUSED WATER TO DRAIN
INTO
DOWN STAIRS CLOSET. I OBSERVED NO
WATER
DAMAGE OR DAMPNESS AND QUESTIONED IF
THE
LANDLORD HAD FIXED IT. TENANT SAID
THAT
HE HAD COME OUT AND SAID THAT WHEN IT
DRIED UP HE WOULD FIX PROBLEM BUT NEVER
CAME BACK. I THEN ASKED IF THE WATER
HAD BEEN SHUT OFF TO THE UPSTAIRS
PORTION OF THE HOUSE. TENANT SAID ALL
WATER SUPPLY WAS WORKING SO I AM TO
DEDUCE THAT THE PROBLEM WAS TAKEN CARE
OF WITH NO LINGERING EFFECTS. TENANT
ALSO SAID THAT THEY AT ONE POINT HAD
BATS IN THE HOUSE BUT THAT THEY HAD BEEN
ERADICATED. TENANT WANTED ME TO DO A
WALK THROUGH INSPECTION TO DOCUMENT ANY
VIOLATIONS THAT I SAW. I FOUND THE
HOUSE IN GENERALLY GOOD CONDITION. DID
OBSERVE ONE ELECTRICAL OUTLET WITHOUT A
COVER ON IT AND THE DECKING ON THE BACK
PORCH HAS A STRUCTURAL MEMBER THAT HAS
FAIED CAUSING THE DECK TO SAG WHEN
WALKED ON. A COVER NEEDS TO BE
INSTALLED ON THE OUTLET AND FLOOR JOIST
ON THE REAR PORCH NEEDS TO BE REPAIRED
BEFORE DECKING COLLAPSES. THERE IS A
HOLE IN THE WALL OF THE UPSTAIRS
BEDROOM
TO EXTERIOR ENVIRONMENT THAT NEEDS TO
BE
REPAIRED. THERE IS ALSO SOME COSMETIC
REPAIR NEEDED TO THE VINYL SOFFIT WITH
SOME MISSING AND SOME LOOSE AND IN
DANGER OF FALLING DOWN. THIS MAY HAVE
BEEN WHERE ACCESS WAS GAINED BY THE
BATS. THE ATTIC VENTS IN THE GABLE
ENDS
ALSO DO NOT APPEAR TO BE SCREENED
ALLOWING POSSIBLE INTRUSION OF VERMIN.
