CLOSET HAS BEEN REPAIRED, THE DRYWALL
CEILINGS AND WALL AREAS HAS BEEN
REPLACED, DRYWALL IS NOT PAINTED AT THIS
TIME. THE HOLES IN THE WALLS HAVE ALSO
BEEN REPAIRED. THE FLOOR IN THE KITCHEN
HAS BEEN REPAIRED AND THE KITCHEN
CABINETS HAVE BEEN SECURED TO WALL. THE
VINYL SIDING AND THE SKIRTING HAS BEEN
REPAIRED AND STEPS HAVE BEEN INSTALLED
AT ENTRY DOOR. THE SCREEN PORCH HAS NOT
BEEN RESCREENED AND THE ONE BROKEN PANE
OF GLASS IN THE UTILITY ROOM WINDOW HAS
NOT BEEN REPAIRED. THERE IS ALSO A SMALL
AREA OF THE FLOOR IN THE MASTER BATHROOM
THAT IS WEAK AND HAS NOT BEEN REPAIRED.
THERE ALSO NEEDS TO BE A RAILING
INSTALLED ON THE ENTRY STEPS IN THE
SCREEN PORCH AREA. OWNER HAS DONE MOST
OF THE WORK TO COMPLY, JUST A FEW MINOR
ISSUES REMAIN. GENTLEMAN WORKING ON THE
REPAIRS WAS ONSITE AND I WENT OVER THE
REMAINING ISSUES WITH HIM AND HE SAID HE
WOULD COMPLETE AS HE WAS STILL WORKING
ON PROJECT.

TO THE PARK TO TAKE CARE OF /SHE ALSO
WANTED TO DO WHATEVER SHE COULD TO SAVE
THE ORIGINAL STRUCTURE AND SINCE THE
WALL WAS REMOVED "7 YEARS AGO" THERE
WOULD BE MORE REQUIRED TO SAVE IT AND
MORE COSTLY THAN THE PURCHASE OF A NEW
SHED SUCH AS ENGINEERED DRAWINGS AND
WIND LOAD /SHE DID STATE THAT SHE HAD
BEEN THERE 8 YEARS AND THAT THE SHED AND
THE ADDITION WHERE THERE PRIOR TO HER
ARRIVAL/ I AM NOT SURE HOW MUCH TRUTH
SHE IS TELLING SINCE THINGS JUST DID NOT
MATCH UP BUT SHE IS GOING TO LET THE
PARK TAKE CARE OF IT SINCE THE CITATION
IS TO THEM /AH

MOVED OUT OF RESIDENCE.
THIS IS A DOUBLE WIDE MOBILE HOME IN
POOR CONDITION. THE ROOF HAS LEAKED FOR
YEARS, HAS BEEN TARPED TWICE AND THE
TARP THAT IS ON THE ROOF AT THIS TIME IS
VITRUALLY NONEXISTANT. SPARE TIRES
REMAIN ON THE ROOF THAT WERE APPARENTLY
HOLDING DOWN THE TARP BEFORE IT
DETERIORATED. THE ROOF HAS LEAKED TO THE
POINT THAT THE DRYWALL CEILING AND THE
ROOF DECKING HAVE COLLAPSED ONTO THE
FLOOR OF THE MASTER BEDROOM. OBVIOUS
WATER DAMAGE HAS ALSO OCCURED IN THE
MASTER BATHROOM WHERE THE DRYWALL
CEILING HAS FALLEN IN AND THE WALLS SHOW
SIGNS OF WATER INTRUSION. THE FLOOR IN
THE MASTER BATH HAS REMAINED WET FOR
SUCH TIME THAT THE SUB-FLOOR IS WEAK AND
IN DANGER OF COLLAPSE. THE FLOOR IN THE
MASTER BEDROOM CLOSET HAS COLLAPSED
LEAVING LARGE HOLE TO EXTERIOR
ENVIRONMENT. ALTHOUGH THE ROOF HAS
LEAKED FOR THIS LENGTH OF TIME THE TRUSS
SYSTEM APPEARS TO BE INTACT AND
STRUCTURALLY SOUND. THERE ARE NUMEROUS
HOLES IN THE WALLS THAT NEED REPAIR BUT
WERE NOT CAUSED BY THE ROOF LEAKS. THE
FLOOR IN THE KITCHEN AREA FURTHEREST
SOUTH IS WEAK AND IN DANGER OF COLLAPSE
ALSO. WHILE THERE IT BEGAN TO RAIN AND
THE ROOF LEAKS ALSO ALONG THE ALUMINUM
CARPORT ROOF ALLOWING THE RAIN WATER TO
FLOOD THROUGH THE SOFFIT OF THE MAIN
STRUCTURE. THE UPPER CABINETS IN THE
KITCHEN ARE LOOSE FROM THE WALL AND ARE
IN DANGER OF COLLAPSE. THERE ARE NO
STEPS OR RAILINGS AT THE SOUTH ENTRY
DOOR. THE VINYL SIDING IS DAMAGED TO THE
POINT THAT THERE ARE HOLES ALLOWING
WATER INTRUSION TO THE EXTERIOR WALL
FRAMING AND IF NOT REPAIRED WILL
COMPROMISE THE INTEGRITY OF THE EXTERIOR
WALLS. THE SCREENROOM UNDER THE CARPORT
HAS MISSING OR DAMAGED SCREENING AND
THERE IS ONE WINDOW WITH A BROKEN PANE
OF GLASS. THIS UNIT IS UNINHABITABLE IN
THIS CONDITION AND REPAIRS WILL NEED TO
BE MADE BEFORE OCCUPANCY.
THE ROOF WILL NEED TO BE REPLACED, THE
ROOF DECKING WILL HAVE TO BE INSPECTED
AND REPLACED/REPAIRED, THE FLOOR IN THE
MASTER BATROOM WILL NEED TO BE REPLACED,
THE FLOOR IN THE MASTER CLOSET WILL NEED
TO BE REPAIRED, THE DRYWALL CEILING AND
WALLS IN THE MASTER BEDROOM AND BATH
WILL NEED TO BE REPAIRED/REPLACED, THE
HOLES IN THE WALLS WILL NEED TO BE
REPAIRED, THE FLOOR IN THE KITCHEN WILL
NEED TO BE REPAIRED, THE UPPER CABINETS
WILL NEED TO BE SECURELY ATTACHED TO
WALL, THE VINYL SIDING AND THE SKIRTING
WILL NEED TO BE REPAIRED TO ELIMINATE
HOLES ALLOWING WATER INTRUSION AND
ANIMAL INTRUSION UNDER MOBILE, A LANDING
AND STEPS WILL HAVE TO BE INSTALLED WITH
RAILINGS TO MEET CODE REQUIREMENTS, THE
BROKEN PANE OF GLASS IN THE ONE WINDOW
WILL HAVE TO BE REPLACED AND THE SCREEN
IN THE SCREENROOM WILL HAVE TO BE
REPLACED. ALSO NEW FLOORING IN THE
ENTIRE UNIT WILL NEED TO BE INSTALLED AS
THE VINYL TILE THAT THE TENANT HAS
INSTALLED HAS COME LOOSE AND IS MISSING
IN LARGE PORTIONS OF THE HOME. THESE
REPAIRS WILL REQUIRE PERMITTING AND
INSPECTION AND WILL HAVE TO BE MADE
BEFORE OCCUPANCY OF THE STRUCTURE.

TENANT HAS MOVED OUT. SPOKE WITH PARK
MANAGER/LANDLORD AND SHE SAID THAT
TENANT HAS BEEN EVICTED AND THERE IS A
HEARING SCHEDULED FOR THE FIRST WEEK OF
AUGUST. SHE CONFIRMED THAT THERE ARE
REPAIRS THAT ARE NEEDED BUT THEY DO NOT
HAVE ACCESS TO PROPERTY UNTIL THE
HEARING AND THE EVICTION PROCESS IS
COMPLETED. I ASKED HER TO GIVE US A CALL
WHEN THE REPAIRS ARE MADE TO ALLOW US TO
DO AN INSPECTION TO CLOSE THE CASE. LEFT
HER A CARD FOR CONTACT INFORMATION.
