VISIT. TENANT SAYS THAT HE HAD A
AGREEMENT WITH LANDLORD TO MAKE REPAIRS
TO PROPERTY AND BE COMPENSATED THROUGH
RENT REDUCTION. SOME REPAIRS HAVE BEEN
STARTED. TENANT SAYS THE LANDLORD HAS
SINCE TOLD HIM NOT TO MAKE ANY REPAIRS.
THE FLOORING IN THE HOUSE HAS BEEN
REMOVED LLEAVING THE PLYWOOD SUB-FLOOR
EXPOSED AND THE TRIM ALONG THE CEILING
WHERE THE DOUBLEWIDE JOINS TOGETHER HAS
BEEN REMOVED. ALSO THE KITCHEN SINK
HAD
A LEAK THAT HAS BEEN REPAIRED BUT THE
DAMAGE TO THE CABINET BOTTOM AND THE
SUB-FLOOR BENEATH THE CABINET HAS NOT
BEEN REPAIRED LEAVING A HOLE UNDER THE
SINK TO THE EXTERIOR ENVIRONMENT. THE
SHOWER DRAIN IN THE MASTER BEDROOM IS
NOT SEALED TO THE SHOWER UNIT ALLOWING
THE WATER TO FLOW TO THE SUB-FLOORING
AND UNDER THE STRUCTURE. THERE ARE NO
SMOKE DETECTORS INSTALLED IN THE HOME,
THE DOOR LATCH ON THE FRONT ENTRY DOOR
IS INOPERABLE AND THERE IS A BROKEN
PANE
OF GLASS IN THE FRONT WINDOW BESIDE THE
FRONT ENTRY DOOR.
FLOORING NEEDS TO BE INSTALLED IN THE
HOME. THE SUB-FLOOR AND THE BOTTOM OF
THE BASE CABINET IN THE KITCHEN NEED TO
BE REPAIRED. THE TRIM ALONG THE
CEILING
NEEDS TO BE INSTALLED. SMOKE DETECTORS
NEED TO BE INSTALLED AND THE DRAIN IN
THE SHOWER NEEDS TO BE SEALED TO THE
SHOWER UNIT. THE FRONT ENTRY DOOR JAMB
NEEDS TO BE REPAIRED SO THE DOOR LATCH
WILL WORK PROPERLY AND THE BROKEN PANE
NEEDS TO BE REPLACED IN THE FRONT
WINDOW. TENANT SAYS THAT THESE REPAIRS
WERE PLANNED TO BE MADE BY HIMSELF BUT
IS UNSURE IF HE SHOULD CONTINUE OR IF
LANDLORD WILL COMPLY. I WOULD
RECOMMEND
THAT THE LANDLORD AND TENANT NEGOTIATE
COSTS OF REPAIRS BEFORE WORK CONTINUES
IF TENANT IS TO MAKE REPAIRS. IF
LANDLORD CHOOSE TO MAKE REPAIRS HIMSELF
REPAIRS NEED TO BE MADE IN A TIMELY
MANNER TO ENSURE SAFETY OF STRUCTURE
AND
TO PREVENT FURTHER DAMAGE TO STRUCTURE.
