TENANT COMPLAINT. WHEN THEY SIGNED THE LEASE THEY
WERE AWARE THAT THERE WERE FOUR WINDOWS MISSING,
MANAGER SAID HE WOULD REPLACE THEM IN THREE WEEKS.
THERE ARE RATS IN THE HOUSE, THEIR ARE HOLES IN
THE WALLS, THE KITCHEN CABINET WHERE YOU WASH
DISHES IS COVERED UP; RATS ARE DESTROYING TENANTS
CLOTHES ETC. THE WINDOWS DO NOT OPEN AT ALL. THE
CENTRAL AIR DOES NOT WORK, HAS WINDOW UNITS. SIX
KIDS IN HOUSE, SCARED OF THE RATS.

REINSPECTION AND THAT CORRECTIONS HAD
BEEN MADE. MADE SITE VISIT AND
INSPECTION. ALL WINDOWS HAVE BEEN
REPLACED WITH NEW. THE HOLE IN THE WALL
UNDER THE KITCHEN SINK HAS BEEN REPAIRED
AND THE DRAIN LINE TO THE SEPTIC TANK
HAS BEEN REPAIRED. THE ELECTRICAL SYSTEM
HAS BEEN REPAIRED INSIDE THE HOME AND
THE OUTLETS ARE WORKING PROPERLY. THE
ONLY REMAINING ISSUE IS THE ELECTRIC
PANEL AT THE EXTERIOR OF THE HOME THAT
DOES NOT HAVE A DEADFRONT INSTALLED.
OWNER SAID HE HAS BEEN IN CONTACT WITH
AN ELECTRICIAN TO REPLACE THE PANEL
COMPLETELY. I ADVISED HIM THAT THIS
WOULD REQUIRE A PERMIT AND OUR
INSPECTION. OWNER SAID HE WOULD BE SURE
TO HAVE ELECTRICIAN OBTAIN PERMIT. WHEN
THIS OCCURS WE WILL MAKE INSPECTION AND
CLOSE CASE.

SEPTIC ISSUES IN BACK YARD. MADE SITE
VISIT AND SPOKE WITH TENANT. THIS IS A
NEW TENANT FROM PREVIOUS REPORTS. SOME
OF
THE ISSUES NOTED IN PRIOR REPORT HAVE
BEEN REPAIRED. 4 NEW WINDOWS HAVE BEEN
INSTALLED PROVIDING EGRESS FROM
BEDROOMS
BUT ALL OTHER WINDOWS ARE INOPERABLE
AND
SCREWED SHUT, FOUR WITH BROKEN GLASS.
THE CABINETS HAVE BEEN REPLACED WITH
NEW. NEW FLOORING HAS BEEN INSTALLED AND
HOLES IN THE FLOOR ARE REPAIRED. THERE
IS A HOLE IN THE WALL UNDER THE KITCHEN
SINK TO THE EXTERIOR ENVIRONMENT. RAT
PROBLEM HAS BEEN ELEVIATED ACCORDING TO
NEW TENANT.
THERE ARE MAJOR PROBLEMS WITH THE
ELECTRICAL SYSTEM. THE MAIN PANEL ON THE
EXTERIOR OF THE HOME DOES NOT HAVE
A
DEAD FRONT IN PLACE ALLOWING ACCESS TO
ENERGIZED ELECTRICAL WIRING. MANY OF THE
OUTLETS ARE NOT ENERGIZED CAUSING TENANT
TO HAVE TO RUN EXTENTION CORDS THROUGH
OUT HOME TO PROVIDE POWER. THE KITCHEN
OUTLETS DO NOT HAVE GFCI PROTECTION.
THERE IS REPORTEDLY A PROBLEM WITH THE
SEPTIC SYSTEM OR THE DRAIN LINE IN THE
BACK YARD CAUSING THE PLUMBING DISCHARGE
TO FLOOD THE BACK YARD. THIS IS A LIST
OF REPAIRS THAT NEED TO BE COMPLETED FOR
THIS PROPERTY TO MEET STANDARD HOUSING
CODE.
1: ALL WINDOWS MUST BE MADE OPERABLE
WITH FULL GLASS AND SCREENS INSTALLED.
2: THE HOLE IN THE WALL UNDER THE
KITCHEN SINK MUST BE REPAIRED.
3: THE ELECTRICAL SYSTEM MUST BE
INVESTIGATED AND REPAIRED TO MAKE ALL
ELECTRICAL COMPONENTS FUNCTIONAL. THE
KITCHEN OUTLETS MUST BE GFCI PROTECTED
AND A DEAD FRONT INSTALLED ON THE
SERVICE PANEL.
4: THE SEPTIC SYSTEM AND PLUMBING DRAIN
LINE MUST BE INVESTIGATED AND REPAIRED
TO FUNCTION PROPERLY.
