DEAR MR. & MS ULLMAN

A CURSORY INSPECTION WAS DONE ON JUNE 9,
2014 AT YOUR RENTAL HOME AT 119 LEONA
DR. IN SEBRING, FL. DUE TO A COMPLAINT
THAT WAS PHONED IN TO OUR OFFICE. I
NOTED SOME SIGNIFICANT STANDARD HOUSING
CODE ISSUES WITH THE RESIDENCE.
1) ELECTRICAL ISSUES INCLUDING SWITCH &
RECEPTACLE COVER PLATES, UNPROTECTED
WIRES VISIBLE, EXPOSED ROMEX @ WATER
HEATER
2) WORKING SMOKE DETECTORS MUST BE
PROVIDED.
3) THERE ARE SEVERAL BROKEN WINDOWS AND
BROKEN LOCKS, SO WINDOWS HAVE BEEN
SCREWED SHUT, WHICH MEANS THERE IS NO
EGRESS FROM BEDROOMS IN CASE OF FIRE.
4) SCREENS MUST BE PROVIDED FOR
WINDOWS.
5) THE WALL UNDER THE A/C UNIT IN
MASTER BEDROOM APPEARS TO BE ROTTED,
PROBABLY DUE TO LEAKING FROM IMPROPER
INSTALLATION OF A/C WINDOW UNIT.
6) BATHROOMS TILE IS IN HORRIBLE SHAPE
AND THERE APPEARS TO BE MOLD PRESENT.
7) CEILING IN THE STORAGE ROOM IS
SHOWING SIGNS OF ROOF LEAKS.
8) EXTERIOR FASCIA AND SOFFIT IS IN A
STATE OF DISREPAIR.

ALL OF THESE ISSUES NEED TO BE ADDRESSED
WITHIN THE NEXT 30 DAYS OR BY JULY,
2014. IF THEY ARE NOT ADDRESSED, THE
BUILDING DEPARTMENT WILL DO A STANDARD
HOUSING REPORT ON THE RESIDENCE, AND THE
TENANT WILL BE ASKED TO VACATE THE
PROPERTY AND ELECTRICAL SERVICE WILL BE
TERMINATED. NO OTHER TENANTS WILL BE
ALLOWED TO RENT THE UNIT UNTIL ALL
STANDARD HOUSING REQUIREMENTS HAVE BEEN
MET.
