CONDITIONS OF THIS UNIT. THIS PROPERTY
WAS WRITTEN UP FOR REPAIRS NEEDED IN
FEBRUARY OF 2014 WHICH HAVE NOT OCCURED.
THE SHINGLE ROOF IS IN SERIOUS NEED OF
REPLACEMENT WITH MISSING AND BROKEN
SHINGLES LEAVING THE PLYWOOD DECKING
EXPOSED IN AREAS. THE FLAT ROOF PORTION
OVER THE REAR GLASS ROOM APPEARS TO HAVE
BEEN REPLACED AT SOME POINT BUT IT ALSO
NEEDS TO BE REPLACED AS THE DECKING IS
SOFT IN AREAS DUE TO WATER INTRUSION.
THE FLASHING AROUND THE VENT PIPES HAS
BEEN CHEWED BY SQUIRRELS AND IS MISSING
CAUSING WATER INTRUSION. I CAN NOT
CONFIRM THAT THESE ISSUES HAVE CAUSED
THE LEAK IN THE NEIGHBORS SIDE OF THE
CONDO ALTHOUGH BY INSPECTION THE
NEIGHBORS ROOF APPEARS TO BE STABLE AND
INTACT. NEIGHBOR SAYS SHE HAS HAD TWO
DIFFERENT ROOFERS CHECK ROOF AND BOTH
DETERMINED THAT THE LEAK WAS FROM THIS
SIDE. ALSO, THE POST ON THE FRONT PORCH
HAS ROTTED AND COME DILODGED FROM ITS
BASE AND NEEDS TO BE REPLACED AND THE
REAR GLASS ROOM AREA HAS SETTLED CAUSING
LARGE CRACKS IN THE BLOCK WALL ON THE
NORTH SIDE OF THE GLASS ROOM. THIS
FOUNDATION NEEDS TO BE STABALIZED TO
PREVENT FURTHER SETTLEMENT. THESE ISSUES
NEED TO BE CORRECTED AT THE EARLIEST
OPPORTUNITY (30 DAYS) TO PREVENT FURTHER
DAMAGE TO THE STRUCTURE.
