CHANGE IS THAT THE TENANT IN THE SOUTH
END UNIT HAS MOVED OUT. THE NORTH UNIT
IS STILL OCCUPIED BY THE SAME TENANT AND
WOULD NOT GIVE A NAME. THE ITEMS LISTED
IN THE MAY REPORT STILL EXIST AND THE
MOBILE HOME IS STILL DIVIDED INTO TWO
SEPARATE UNITS. THERE IS A POLE BARN IN
THE NORTH END YARD OF WOOD FRAME
CONSTRUCTION. IT IS OPEN ON THE SOUTH
END AND ENCLOSED ON ONLY THREE SIDES.
IT APPEARS TO BE IN FAIR CONDITION WITH
NO SIGNS OF ROTTEN WOOD.
05-10-201208:20 AMINITIAL INSPECTIONI WENT OUT TO THE SITE AND MET WITH MR.
THOMPSON. HE SAID THE PROPERTY OWNER'S
DAUGHTER WAS A REALTOR AND WAS ACTING ON
HER MOTHER'S BEHALF AS A RENTAL AGENT.
HE SAID THAT HE HAS ASKED HER TO FINISH
THE WORK THAT WAS STARTED SEVERAL MONTHS
AGO BUT HE IS NOT GETTING ANY ANSWERS TO
HIS REQUESTS. THE FOLLOWING ARE HIS
COMPLAINTS:
1. THERE ARE NO SMOKE DETECTORS IN THE
HOME, THERE ARE ELECTRICAL BOXES IN THE
WALL WHERE A SMOKE DETECTOR GOES BUT
THEY HAVE BEEN REMOVED. SECTION 302.8 &
9 OF THE STANDARD HOUSING CODE REQUIRE
SMOKE DETECTORS TO BE INSTALLED IN EACH
HOME.
2. THE EXPOSED PLYWOOD IN THE LIVING
ROOM IS WORRYING MR. THOMPSON THAT HE
WILL GET SPLINTERS IN HIS FEET.
3. EXPOSED WIRING IN THE LIVING ROOM
CEILING. THERE IS A CEILING FIXTURE
THAT HAS BEEN REMOVED AND THE WIRING IS
JUST HANGING DOWN. THERE NEEDS TO BE
WIRE NUTS FOR THE WIRING AND THE LOOSE
WIRES PUSHED BACK INTO THE BOX AND A
BLANK PLATE PUT OVER THE BOX. SECTION
304 OF THE STANDARD HOUSING CODE
REQUIRES ALL OUTLETS AND FIXTURES TO BE
MAINTAINED IN A SAFE MANNER.
3. THE LAST ITEM DEALS WITH A ZONING
ISSUE THAT DIVIDING A MOBILE HOME INTO A
TWO FAMILY STRUCTURE. I WILL FORWARD A
COPY OF THE REPORT TO THE ZONING
DEPARTMENT FOR THEM TO FOLLOW UP ON THIS
ISSUE. A MOBILE HOME DOES NOT CONTAIN
SEPARATE AREAS FOR A TWO FAMILY
DWELLING.
