CONVERTED HOME INTO TWO UNITS. HAS ONE METER...
WANTS THE TENANT TO PAY FOR THE OTHER UNITS POWER.
TENANT HAS TALKED WITH THE CITY CODE... HOME HAS
SEVERAL ISSUES THAT MAY VIOLATE STANDARD HOUSING
CODE.
NOW LANDLORD SENT TENANT LETTER TO KICK HER OUT
BECAUSE SHE COMPLAINED.

THAT THE LANDLORD HAS REMODELED EXISTING
GARAGE INTO AN ADDITIONAL RENTAL UNIT.
I FOUND THIS WORK TO HAVE BEEN DONE WITH
NO RECORD OF A PERMIT. THE WATER AND
ELECTRIC SERVICE IS PROVIDED THROUGH THE
HOUSE SERVICE FOR BOTH UNITS WITH ONLY
(1) BILLING ADDRESS. I TOLD THE TENANT
IN THE HOUSE I WOULD CHECK WITH THE CITY
OF AVON PARK ZONING DEPARTMENT AND FIND
OUT IF THIS AREA IS ZONED FOR DUPLEX
UNITS. I HAVE NOT BEEN ABLE TO CONTACT
THIS DEPARTMENT AS OF YET BUT I WILL
CONTINUE TO DO SO. WHITE AT THE SITE I
DID A MINIMUM HOUSING INSPECTION AND
FOUND SOME SCREENS THAT NEED TO BE
REAPIRED AND DAMAGE TO THE FRONT DOOR
THAT NEEDS TO BE REPLACED OR REPAIRED.
I AM ALSO CHECKING WITH THE CITY
UTILITIES TO SEE IF TWO SEPARATE WATER
METERS AND SEWER TOPS WOULD BE REQUIRED
FOR EACH UNIT. I WILL SEND AN UPDATE
WHEN I RECEIVE THIS INFORMATION.
