 111, LOCATED AT 101 MCGAHEE AVE, IN LAKE
 FLORIDA. I ARRIVED FOR THE INSPECTION AT
 11:30 A.M. ON JUNE 12, 2009. I SPOKE WIT
 SEMMIE TURNER, WHO SHOWED ME AROUND THE
 FOUND SEVERAL DEFICIENCIES THAT DO NOT M
 REQUIREMENTS OF CHAPTER 3 OF THE STANDAR
 AS FOLLOWS:
 1) EXTERIOR WALLS THAT MEET THE CONCRETE
 MUCH AS 1/4" SPACE WHERE RAIN, HEAT OR C
 CAN ENTER THE APARTMENT. IN VIOLATION OF
 AND 305.3.
 2) BOTH EXTERIOR DOORS ARE IN VIOLATION
 305.11 AND 305.12, NEEDING THRESHOLDS AN
 STRIPPING, AND POSSIBLY NEW DOORS.
 3) WINDOWS AND SCREENS ARE IN VIOLATION
 305.8, 305.13.1, REPAIR ALL BROKEN GLASS
 TORN SCREENS.
 4) THE BATHROOM IS IN TERRIBLE CONDITION
 INCOMPLETE TILE ON THE WALLS AND FLOOR,
 FAUCET. THE KITCHEN SINK DRAIN APPEARED
 KIND OF OBSTRUCTION. BOTH OF THESE PROBL
 VIOLATION OF SECTION 302.1.
 5) THE KITCHEN CABINETS, ESPECIALLY THE
 ARE IN NEED OF REPAIR. SEE SECTION 302.6
 STANDARD HOUSING CODE.
 6) THE ELECTRICAL SYSTEM NEEDS SEVERAL O
 HOLES FILLED IN ELECTRICAL OUTLET BOXES,
 BREAKER PANEL, REPLACE LOOSE SWITCH IN B
 REPAIR ANY OTHER ELECTRICAL PROBLEMS THA
 MISSED. SEE SECTION 304 OF THE STANDARD
 I SPOKE TO THE OWNER OF THE COMPLEX AFTE
 INSPECTION AND EXPLAINED TO HIM THE PROB
 ENCOUNTERED. HE SAID HE WOULD ADDRESS TH
 THE TENANT LEFT THE APARTMENT. I TOLD HI
 GIVE HIM 30 DAYS TO RESPOND TO THE DEFIC
 FOUND AND GET THEM CORRECTED, OR I WOULD
 POSTED THE APARTMENT AS BEING DEEMED UNS

ABOUT THE LIVING CONDITIONS IN APARTMENT
111, LOCATED AT 101 MCGAHEE AVE, IN LAKE
PLACID FLORIDA. I ARRIVED FOR THE
INSPECTION AT APPROXIMATELY 11:30 A.M.
ON JUNE 12, 2009. I SPOKE WITH THE
TENANT, SEMMIE TURNER, WHO SHOWED ME
AROUND THE APARTMENT. I FOUND SEVERAL
DEFICIENCIES THAT DO NOT MEET THE
MINIMUM REQUIREMENTS OF CHAPTER 3 OF THE
STANDARD HOUSING CODE AS FOLLOWS:
1) EXTERIOR WALLS THAT MEET THE CONCRETE
ROOF HAVE AS MUCH AS 1/4" SPACE WHERE
RAIN, HEAT OR COLD AND RAIN CAN ENTER
THE APARTMENT. IN VIOLATION OF SECTION
305.2 AND 305.3.
2) BOTH EXTERIOR DOORS ARE IN VIOLATION
OF SECTION 305.11 AND 305.12, NEEDING
THRESHOLDS AND WEATHER STRIPPING, AND
POSSIBLY NEW DOORS.
3) WINDOWS AND SCREENS ARE IN VIOLATION
OF SECTION 305.8, 305.13.1, REPAIR ALL
BROKEN GLASS AND RIPPED OR TORN
SCREENS.
4) THE BATHROOM IS IN TERRIBLE CONDITION
WITH INCOMPLETE TILE ON THE WALLS AND
FLOOR, AND LEAKING FAUCET. THE KITCHEN
SINK DRAIN APPEARED TO HAVE SOME KIND OF
OBSTRUCTION. BOTH OF THESE PROBLEMS ARE
IN VIOLATION OF SECTION 302.1.
5) THE KITCHEN CABINETS, ESPECIALLY THE
UPPER CABINETS ARE IN NEED OF REPAIR.
SEE SECTION 302.6 OF THE STANDARD
HOUSING CODE.
6) THE ELECTRICAL SYSTEM NEEDS SEVERAL
OUTLET COVERS, HOLES FILLED IN
ELECTRICAL OUTLET BOXES, SLOT FILLED IN
BREAKER PANEL, REPLACE LOOSE SWITCH IN
BATHROOM, AND REPAIR ANY OTHER
ELECTRICAL PROBLEMS THAT I MIGHT HAVE
MISSED. SEE SECTION 304 OF THE STANDARD
HOUSING CODE.
I SPOKE TO THE OWNER OF THE COMPLEX
AFTER THE INSPECTION AND EXPLAINED TO
HIM THE PROBLEMS THAT I ENCOUNTERED. HE
SAID HE WOULD ADDRESS THE PROBLEMS ONCE
THE TENANT LEFT THE APARTMENT. I TOLD
HIM THAT I WOULD GIVE HIM 30 DAYS TO
RESPOND TO THE DEFICIENCIES THAT I FOUND
AND GET THEM CORRECTED, OR I WOULD COME
BACK AND POSTED THE APARTMENT AS BEING
DEEMED UNSUITABLE FOR HUMAN HABITATION.
IF NEEDED, A COPY OF THE STANDARD
HOUSING CODE CAN BE MADE AVAILABLE.
