WITH WOOD RAFTER ROOF SYSTEM. THE ROOF
IS IN FAIR CONDITION WITH SOME RECENT
REPAIRS MADE TO IT. I MET WITH THE
TENANT AND SHE INDICATED THE FOLLOWING
PROBLEMS: 1) THE LAUNDRY ROOM HAS
SEVERAL "OPEN" SPLICES IN THE WIRING
WITH BLACK TAPE WRAP. THESE SPLICES ARE
TO BE ENCLOSED IN AN ACCESSIBLE JUNCTION
BOX. THE WIRE TO THE WATER HEATER NEEDS
TO BE ENCLOSED IN A PIECE OF FLEXIBLE
PIPE AND A PROPER CONNECTION MADE AT THE
TOP OF THE WATER HEATER. THE FRONT
PLATE NEEDS TO BE INSTALLED ON HEATER TO
COVER THE EXPOSED WIRING TO PREVENT
SOMEONE FROM TOUCHING THE OPEN WIRES.
(SECTION 304 SHC) 2) THERE ARE SEVERAL
COVERS MISSING ON THE RECEPTACLES IN THE
HOME, ON THE LIVING ROOM, BEDROOM AND IN
THE KITCHEN. THIS IS A DANGEROUS
SITUATION FOR CHILDREN TO COME IN
CONTACT WITH THE ELECTRICAL WIRES INSIDE
THE RECEPTACLE BOX. 3) THE WINDOW SASH
IN THE NE BEDROOM FALLS OUT OF THE TRACK
WHEN THE WINDOW IS RAISED. ALL WINDOWS
ARE TO BE IN GOOD OPERATING CONDITION.
(SECTION 305.7 SHC) 4) THE TENANT
REPORTED BUGS AND ANTS IN SEVERAL ROOMS
OF THE HOME. THERE ARE HOLES IN THE
WALLS THAT NEED PATCHING IN THE KITCHEN
AND THE S.E. BEDROOM. (SECTION 305.16.1
& 307.5 SHC) 5) THE HOME DID NOT HAVE A
SMOKE DETECTOR IN IT, THIS NEEDS TO BE
INSTALLED IMMEDIATELY. (SEC. 302.9 SHC)
6) THE KITCHEN COUNTER NEEDS TO BE
SEALED AT THE JUNCTION WITH THE WALL
UNDER THE WINDWOS. THIS IS TO PREVENT
FOOD AND LIQUIDS FROM BEING TRAPPED IN
THIS SPACE. (SECTION 302.6.1 SHC) 7) THE
SHOWER VALVE IN THE BATHROOM NEEDS TO BE
SEALED PROPERLY TO PREVENT WATER FROM
ENTERING THE WALL AND ROTTING THE WOOD.
THE KITCHEN SINK DRAIN PIPES NEED TO BE
REPAIRED TO PREVENT WATER LEAKS INSIDE
THE CABINET. (SECTION 302.1 SHC) THESE
ITEMS NEED TO BE ADDRESSED BY THE OWNER
& REPAIRS MADE. PLEASE NOTIFY AVON PARK
CODE ENFORCEMENT OR THE HIGHLANDS COUNTY
BUILDING DEPARTMENT WHEN COMPLETE.
